Our journey has been quite along one to relocate and throughout all the ups and downs we have experienced looking at potential properties, assessing what alterations we can carry out and what the consequences of previous works are to our plans, Graham has been there all the way with us offering exemplary advice, help and support . For many the answer is yes but before moving ahead, there are numerous considerations to factor in, especially if the scheme is to deliver the results you want. You’ll need to consider how the garage is constructed and what you want to use it for, These criteria will impact on the cost of the conversion.

Do you want more light, a quiet study, a utility area or an extra bedroom? Additionally, if you’re doing away with your main storage space for bikes and tools, you’ll need to work out where these items can be moved to.

Whilst a garage conversion is, in the majority of cases, a brilliant way to add space and value to your home, there are certain instances where it might not be a viable option or might cause more problems that it is worth. Consider whether this project is right for you by thinking about the following:

Will the loss of the garage and the space for storage be a problem in the future.
Is your home in a conservation area, is your house a listed building? This will effect the applications you may need.
Might the cost of reinforcing foundations, a new roof etc. mean you are paying more than you expected?
Is your garage detached or attached to your main dwelling?

Once we have discussed your brief and requirements and what potential the project has, we will arrange to undertake a full measured survey of the garage and the main dwelling.
We will prepare existing and proposed drawings for your review and incorporate any changes you require.
Once you are happy with the proposals we will then submit the various planning and building application requirements.

Initially, you need to work out whether your loft space is actually suitable for a conversion. Most homes will come with an allowance for permitted development (PD), which means that you can go ahead with your conversion without planning permission. However, if you live in a conservation area, or if your roof space isn't tall enough, it may be more complicated.

To get a sense of whether your loft can be converted, see whether any similar properties on your street have had loft conversions. If you do spot examples, it's more likely to be a possibility. If you can, it's also worth going one step further and asking to take a look at the loft of anyone in your street that has had it done. That way, you can get a sense of the size of the space and start to think about how you'll fill it up.

The minimum height you need for a loft conversion is 2.2 metres, as an initial check you can measure from the floor to the ceiling at the tallest part of the room. If it's 2.2 metres or more, your loft should be tall enough to convert. Victorian houses tend to be lower than those built from 1930 onwards, so may not have sufficient head height. On the subject of older houses, consider other obstacles, such as water tanks and chimney stacks, when planning your conversion.

Many people neglect to factor in changes to the floor below the loft when planning a conversion. It's worth having a think about where the staircase is likely to go and how much room it might take up. Even a well-designed, space-saving staircase could take up a sizeable chunk of a room, so make sure you have space you're happy to lose.

You will also need the room to allow for the new stair access into the loft, in most cases the stairs will run over the top of your existing stair, however this is not always the case and you will need to provide 2m clear head height from the line of your existing stair to the underside of your new stair. The head height of your new stair can be lower with a requirement of 1.9m from the centre line of the stair to the underside of roof.
