We knew we needed more space in our family home, but wasn’t sure how to make the space work, or the best way to layout the new extension. Thankfully JNC Architecture was able to come up with a few different plans that helped us see the potential with the space. She is very knowledgeable on the rules and regulations that we needed to consider and made the most efficient use of our space. She also knew exactly how to get the planning application approved and handled the full submission for us, we literally had to do nothing, and the whole process was absolutely seamless. I love exploring the possibilities of a new home, whether it be an existing family looking to extend to provide more storage and living space, a growing family looking for additional bedrooms, or a brand new contemporary sustainable homes. Understanding the lifestyles of the people who will use the spaces enables me to explore options and present these to my clients, often providing a range of ideas that my clients weren't aware of, and working with them to finalise the details. Seeing these designs develop and be built, and improving their lives is an incredible feeling and extremely rewarding.

I love working closely with clients and designing spaces and homes that are bespoke to them and their lifestyles. To ensure that I could provide this level of service and work closely with clients, I decided to start my own business. I understand that the design and planning process can be pretty daunting and unknown to homeowners, so this enables me to provide a quality service that simplifies and eases process for my clients.

I am a very friendly and professional Architect who is passionate about providing a high quality service. I listen carefully and aim to understand your lifestyle and requirements in order to design the most practicable, and useable spaces, including looking at the volume of space available, in order to achieve its most efficient use.

As somebody who is passionate about design, and how this improves the function of space, I love playing with the ideas of people’s intentions, feelings, and expectations. I provide a variety of options that enhance and future-proof their home. I develop these with my clients, understanding that it is their home and lives that are being improved. I work in 3D, thereby showcasing the development of projects in a more realistic view, enabling my clients to visualise the designs easily. I'm not happy unless my customers are happy.

I initially need to visit site and meet yourselves, and for smaller schemes, I will need a site visit to measure the existing home and gardens.
Most of my design work is done remotely, with some design meetings/presentations done online via video call, with others being done with you on a face-to-face level, at a mutually convenient time.

When visiting site, I can wear the appropriate PPE, including face masks and gloves, if you would feel more comfortable.

Services

We design a full range of residential projects by modelling the existing situation and exploring options that meet your brief, in 2D and 3D. After presenting these to you and finalising the design, we produce a full plans and drawing pack, including 3D views, suitable for planning applications. We also act as agent, submitting applications and liaising with the council on your behalf.

Full description:

1. SURVEY
On smaller, simpler projects, we can undertake measured surveys of the building and immediate surroundings. On larger projects, we may need a full measured survey by a suitably qualified consultant.

2. EXISTING
We will compile existing architecture 2D and 3D drawings, ready for future submissions and to commence our concept design work.

3. CONCEPT DESIGN PROPOSALS
We will implement the client’s brief and begin to explore our ideas through the concept design stage. This will incorporate design, form, spatial functions and begin exploring materiality. Together with the client, we begin to work towards the preferred design option.

4. PLANNING APPLICATION
We can prepare the final drawings and documentation ready for submission via the planning portal. As the agent, we will also provide all necessary liaisons with the planning officer during the application.

After planning approval, we produce the technical drawing set, suitable for building control approval/building regulations and also for contractors to provide quotes on. These drawings are more detailed than the design drawings, highlighting the construction details and types, and feature dimensions and technical information. Alongside the drawing set, we produce a construction specification notes document.

3. TECHNICAL DESIGN + BUILDING REGULATIONS
Usually, once planning has been granted, we can help select the construction method and inform you of the process and procurement options for constructing your project.
We will complete the construction technical drawings, consisting of detailed plans, elevations, sections, construction details and schematic services plans. We will also complete the construction specifications and we can produce further schedules or internal details as extra services.
You will likely need other consultants at this stage, and if appointed, we can assist in getting quotes and your appointment with them, to secure building regulations approval.

If your proposal requires buildover agreements with the local water authority, we can assist in providing the necessary drawings and liaison with them. For more info on the requirements, please visit the water authorities website.

Whilst we provide 3D views throughout the design process within our standard Architectural Design Service, we can produce one of 3D renders and views if necessary. We provide a range of options, including black and white images, sketchy views, coloured views, and full photorealistic renders.

Whilst submitting planning applications are included within our standard Architectural Design Service, we can assist in only submitting a range of planning applications, including change of use applications, lawful development certificates (for permitted development applications) and many other applications, including discharging planning conditions.
