The main factor is space and the current condition of the roof itself. Repairs may need to be made before conversions start.

1) Asbestos awareness along with Access and Egress to the loft space are the first factors I look at. Stairs, landings , loft hatches with ladders etc.

2) Then I focus on the flooring substrate - reinforced, rafter boards, insulation, services inlets (on suit etc)

3) Natural lighting Velux roof windows needed?

4)Walls - plumbing, gas, electrics, sockets - any extras? Wardbrobe/ cupboards - then the insulation and configuration of the walls.

5) Finishings - plastering - decoration painting, carpet etc
