Q&As

Most garage conversions do not require planning permission so can be a very straight forward way of addling valuable space to your home. Not all garages will necessarily be suitable though and you should consider things such as:
- is the space actually wide enough to be useful
- is the space tall enough?
(In both of above insulation will need to be added which will reduce internal dimensions- allow 100mm off each surface as rule of thumb)
- can services be moved or provided if needed?
- will there be decent outlook from windows?

1. Measure-up to check the space is large enough
2. Consider the use of the space, layout, access and size/position of external windows or doors (including possible roof windows).
3. Submit designs for a Certificate of Lawfulness application. This is optional but gives you confirmation that the proposal is legal.
4. Finalise the technical specifications and submit Building Regulations application.
5. Get Builders quotes and start work.

Our web-based service aims to provide a simple but complete service for our customers including:
- Design Consultation to assess the site and discuss options based on your selected extension design
- Measure-up of existing building and preparation of 'as existing' drawings
- Preparation of full drawing package and submission of Certificate of Lawfulness / Prior Approval application
- Preparation of detailed drawings and notes for submission of Building Regulations application.
- Liaison with other consultants, authorities etc
- Issue drawings to vetted builders to get quotes for the building works.

Bespoke design of larger, more complex extensions (such as basements), full remodelling and one-off houses. These projects may include some or all of the following additional services:
- feasibility studies and planning appraisals
- development of multiple sketch options
- pre-planning applications and negotiations
- planning research and advice plus detailed submissions
- liaison with specialist consultants on complex projects
- full detailed design packages
- further approvals such as build-over and party wall awards
- preparation of schedule and specifications
- CDM duties including Principal designer duties
- managing the tender process to select builders
- contract administration through the construction phase
