Express Planning starts any project with a FREE FEASIBILITY STUDY. It is important for us to do a desktop study before we take up any project. In order to save money and time for our clients and us, we have to understand how feasible your project. Our drafted feasibility study will demonstrate the best possible strategy for you to win your case. If your project has high risk of obtaining planning permission we will tell you the risks straight away and the last decision will be yours.

The process involves 3 stages.

1) Planning Permission - Lawful Development Certificate

If the property is located in a conservation area or listed building, it will most likely require planning permission.
If the property is not located in a conservation area nor a listed building it can be completed under Permitted Development Rights by following certain rules. Although the applicant doesn't have to seek approval from the Council, we would recommend obtaining a Lawful Development Certificate. The document will demonstrate that your conversion is lawful. This document will be handy in the future if the owner decides to sell his/her property.

2) Building Regulation Approval

After obtaining necessary planning approvals, the extension will be required to submit building regulation drawings to either a private Building Control Body or the Council Building Control department. In this process, the applicant has to prepare necessary drawings to prove that his/her property will be safe and secure for future occupants. In addition, if there is any structural change the applicant has to appoint a structural engineer to prepare the necessary structural drawings alongside calculations. This drawing will be very important for the builders during the construction. Necessary fire safety layouts, drainage layouts, electrical layouts, window-door schedules etc should be prepared.

3) Construction

During this process appointed building control officer will visit the site at important stages. Such as, pouring the concrete foundations, insertion of beams, installing columns etc. At the end of the construction, Building Control Body will publish the necessary certificates which will demonstrate the construction was completed up to British Standards.

The most important for the lofts are the existing attic heights. From floor to the bottom of the roof ridge has to be min 2.6-2.7 for a suitable height loft extension. If not the existing first-floor ceiling can be dropped for the desired height. The best height for occupants to maintain their daily lives better way should be 2.3 m.
