new access/stairs require carefully positioning with min. impact on existing layout to provide max new loft space.
Existing floor and roof structures have to be upgraded to take add. loads PLUS thermal insulation depths also impact usable floor areas/head heights.
Extending beyond the existing roof envelop requires dormers. The construction costs are increasing so if you can't stand comfortability within your existing loft the cost outlay might exceed the end result.

An information exchange, following design.HINDOVERs investigation of your site via GoogleMaps and Local Authority website, informs the process while formalising the preliminary design brief.
Options to move your project forward can be discussed and agreed upon. This usually leads to a chargeable site visit. For examples of some my work with client references please refer to my website prior to this first contact www.designhindover.co.uk

On-site meeting* with prospective client to discuss project brief with informed input by design.HINDOVER. Site and immediate area constraints and photographs are also note at this stage.
All this informs the formal fee proposal that sets out design.HINDOVERs services and the statutority applications required to deliver/secure the design brief. Costs are clearly laid out with reference to any consultants and additional services required.
Appointment of design.HINDOVER is secured and your project becomes live on receipt of the signed fee appointment letter...
A site survey date can then be set.

*This is a chargeable service paid prior to site attendance. Below are the services that design.HINDOVER can provide.

Site attendance taking dimensions and photographs including location/invert levels of on-site drainage and boundary fence and tree positions
OR
Adaption of CAD drawing (provided by others) with site visit to check and take additional dimensions, site levels and photographs as necessary .
Production of existing drawing (plans, sections and elevations)
This existing survey drawing forms part of any Planning application, costings package and/or Building Regulation application.

2D drawing works to evolve and develop design options including external fabric options.
Meetings to discuss these proposals with further design work/communications until a satisfactory scheme is produced.
Clarification of Planning, Combined Sewer and Building Regulation applications including SAP calculations requirements.

design.HINDOVER can contact prospective builders, on your behalf, to confirm their interest. This leads to the production and issue of a project costings package (drawings with preliminary construction notes, electrical layouts, window/door schedules and thermal calculations) to interested builders and an Engineer if appointed.
Liaison with and clarification of builders/Engineer’s queries as necessary. Discussions to agree project advancement including alterations of sketch design scheme, drawings and documentations.
This service can be offered when the sketch design has been agreed and prior to submission of Planning and/or Building regulation applications.
This service can be on-going throughout design.HINDOVER appointment to ensure project costs are constrained/amended.
Site meetings with client and builder to ensure design clarity/integrity is maintained are also available.

Production of detailed planning drawings, completion of existing survey drawing*, preparation of supporting documentation, completion of forms/CIL and online submission of application **.
Communication with Local Planning Department to secure application validation. Discussions/communications throughout application process. Amendments to submission to secure consent.
Close contact with you throughout process to keep you informed and advise on application support.
*Purchase, adaption and alteration of digital ordnance survey map. Production of survey/existing drawing as required for Planning and Building Regulation applications and ‘Build over/near Public Sewer application’.
**Type of application required i.e. outline, full plans, householders, conservation area consent, National Park, etc.

Preparation and provision of additional information/material options and submission of Application to release attached Conditions.
Discussions with you to ensure positive outcome.

Production of detailed drawings with construction specification and schedules to comply with current Building Regulations Approved Documentation. Stripping out and issue of design.HINDOVER AutoCAD drawing to enable Engineer to carry out necessary services. Ongoing discussions/communications with Structural Engineer to secure essential information (structural design and calculations).
If required, secure appointment and discussions/communications with Energy Consultant (SAP assessor) to achieve approval as required.
Submission of application to Building Control.
Provision of additional information to LA or private building control and clarification of queries to secure consent.
Liaison with client and builder with discussions regarding implications on project costs, etc .

Communications with LA Building Control (surface water management) and Water Company (Public Sewer) to confirm project requirements. Preparation of supporting information to accompany Building Regulation application OR if required submission of ‘Build over/near Public Sewer application’. Dealing with queries. Exact site/application requirement to be confirmed.
Please note that with regard to below ground drainage in late 2011 the definition of what is deemed a public sewer changed to include many drains which were previously private. This may mean that building close to or over them is not possible. If consent is secured you will NOT be allowed to build within 500mm of the existing sewer. Any information you have on the position of drains should be passed to design.HINDOVER on appointment. Your Water Authority can be contacted for a copy of any record drawings they may have. There is a fee attached to this. In due course a CCTV drain survey may be appropriate. design.HINDOVER will provide an explanatory guide for your information.

A Structural Engineer is required to advise on the size, positioning and design of new and existing structural elements. I can advise on a local company. I am always happy to work with your consultant. This appointment is usually put in place when the final scheme is agreed/signed off but early appointment informs the costing process.

A Party Wall Surveyor is required to negotiate relevant permissions with adjoining owners as required. With regard to the Party Wall etc., Act 1996 you will need to discuss with your neighbours your idea of the extension at least two months before work commences, and gain written agreement. I will provide an explanatory guide for your information.

Compliance with Construction and Design Management (CDM) 2015 will require the appointment of a Principal Designer and Principal Contractor. This is a statutory requirement. Refer to the Health & Safety Executive website (www.hse.gov.uk/construction/cdm/2015) for guidance on the clients responsibilities and duties. I can fulfil the role of Principal Designer by preparing a Pre-construction checklist for issue to contractor. You will have to ensure that the building contractor appointed to carry out the building works is able and has the resources to undertake the responsibilities of Principal Contractor. I will provide an explanatory guide for your information.
