Electrical Installation Condition Report (EICR)
Electrical Installation Condition Report (EICR) is a report carried out to assess the safety of the existing electrical installation within a property and is used to describe its condition. Parts of the system that are reported on include consumer units, protective bonding, lighting, switches and sockets etc.
Energy Performance Certificate (EPC)
An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale of A-G. Energy Performance Certificates were introduced in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, an EPC is valid for 10 years.
Inventory Report (Rental Inspection)
The inventory report is a thoroughly compiled document, detailing each room within the property, its contents and their condition and is often supported by photographs.
