Planning
We prepare planning drawings ready to submit to your local planning office, should any amendments be required, these are completed without extra charge.
We act as your agent throughout the planning process which takes all the stress from the customer.
Building Regulation Drawings
We prepare a range of detailed drawings illustrating each stage of the construction to support the builder and ensure they build you project to the correct specification.
Copies are provided to building control prior to the start of each project.
Project Costing
Every customer has a budget they wish to work too, often they have no idea about the likely cost of the project.
The costing includes materials and labour at up to date prices.
Wouldn't it be useful to have an accurate costing before approaching builders, the costing is a useful tool to negotiate the price and know the builder is giving a realistic price and not ripping you off.
Build-over Agreement
Almost every project is built near existing drainage, should a proposed build be within 3m of an existing soil pipe, a build-over arrangement must be agreed with the local water authority.
We can do this for you.
Party Wall Agreement
Should any construction work be carried out with 3m of a neighbouring property, it is wise to make a Party Wall Agreement with the property owner.
This saves any dispute should any damage occur during or after the build is complete.
Steel Beam Calculation
Often, when removing or opening walls a steel beam will be required to support the upper floor or roof.
This will require calculations for the builder and building control, advising them of the steel size and section.
This requires the service of a structural engineer which we can provide at a very reasonable cost.
