Step 4: Site Survey
The project manager will organise every aspect of the job, including coming to the site to take detailed measurements for the garage conversion.
Your detailed quotation will be sent to you . On acceptance of the quote, contracts will be drawn up, along with all other necessary paperwork.
Step 5: Commencement Building Inspection
We will ensure all relevant paperwork is filled out and we will handle all dealings with your local authority.
Step 6: Removal of Garage Door
We will remove your garage door and dispose of it safely for you. If you would like to save the door to sell on or re-use we will dismantle it for you carefully
Step 7: Build External Wall
We will install a steel lintel to build off. It is much better to do this way, as we do not have to dig a footing. The brick/block work will match your existing brick work. We use a professional brick matching agent and we will send you samples of the bricks before we start.
Step 8: Floor Construction
We will install a new floor that will finish level with your existing floor, including a new damp-proof membrane and Kingspan insulation.
Step 9: Electrician and Plumber
Usually at this stage in the job we will send in our qualified, full-time, plumber and electrician to first-fix the sockets, lights, and radiator etc
Step 10: Wall Construction & Insulation
At this point we will construct your walls, incorporating insulation where it is needed to comply with current building regulations
Step 11: Ceiling Construction
We will construct your ceiling and plasterboard, ready for the plasterers.
Step 12: Window fitting
We will fit your window at this point to make your room fully secure, ready for the knockthrough.
Step 13: Door opening
If you do not have an existing door opening to your living space from the garage then we will form a structural breakthrough door opening.
Step 14: Plastering the room
This is where the garage conversion really takes shape. We will have our professional, clean and tidy plasterers come in and skim the ceiling and walls perfectly smooth.
Step 15: Plumbing and electrics 2nd fix
It is now time for the electrician and plumber to return and fit the radiators and power points etc.
Step 16: Finishing joinery
It is now time for the joiners to come back and fit the skirting boards, architraves, doors, flooring, window boards etc.
Step 17: Decorating
Your conversion is now at a point where we can decorate it to your colour scheme, or we can leave this for you to if you choose. The choice is yours, as always.
Step 18: Building Control
We will now get the building inspector back, who would have been twice already by this point. He/she will inspect and pass off your job and the local council will send out your completion certificate. This is your assurance from them to it is not a garage anymore – it is a brand new, habitable room.
Step 19: Completion Walkthrough
Your project manager will walk around your new room with you to make sure you are 100% satisfied with your garage conversion.

Most Lofts can be converted but there are three main things you need to check to be sure. The first and most important is the internal height of the existing loft, from the top of the ceiling joist to underneath the ridgeboard in the apex.
Take a measurement from the bottom of the ridge timber to the top of the ceiling joist. You may find you can get a useful room with as little as 2.2m in the useable part of the roof. But this measurement is critical and really needs to be 2,500mm to suitably convert.
The second consideration is the pitch of the roof. In general the pitch is fine from 30 degrees plus. The higher the pitch angle, the higher the central head/Apex height is likely to be.
The third thing to consider is the footprint of the existing loft space. As a minimum rule of thumb, internal walls should measure 5.5m side to side inclusive of chimney and 7.5m front to back. If you are in and around the above as a minimum then you should be able to convert.

Scaffolding is erected for this.
Step 14: Insulation is fitted between the ceiling rafters.
Step 15: Stud walls are erected to create the individual rooms as per the plans
