Mr Bashir called to arrange a visit, and after discussion, he sent through the drawings of our porch/toilet, within a few days, even working through the Christmas period I would think. He submitted the plans quickly just before New Year. I would certainly recommend Mr Bashir, for his professionalism, friendliness and approachability, as we had no previous experience of building plans . He guided us expertly through the process. Mr Bashir visited us to discuss or requirements, drew up the plans over Christmas, and once we had approved them, he submitted them to the council for planning permission on December the 30th. He was very friendly, approachable and professional. I would certainly recommend him. More...

Check suitable room size, especially ceiling/roof height. Almost any garage can be converted.

Planning is usually exempt however a building regs application needs to be submitted at least 2 weeks prior starting work but before this its important to have working drawings.

Most important is the height and design of the roof. Front to back pitched roofs are more ideal than hipped roofs as the height is only compromised on two sides, however almost any pitch roof with a reasonable loft floor to ridge height can be converted.

Loft conversions can be very tricky mainly due to stairs and structural works, which are almost always required. Therefore having good plans with engineers details if needed from the start is extremely important,
