Architectural Services

Design Development & Strategic Planning - To maximise client financial Investment ensuring a client project is aesthetically pleasing as well as build-able, with a strong emphasis on functionality and the relationship of internal and external spaces an MBA* project marries style and substance.

Securing Statutory Approvals - Including the successful approval of Planning and Building Regulations. Updating proposals, structural strategy and building service systems.

Tender Selection, Development and Negotiation - Identifying suitable, interested contractors prepared to submit a price. Preparation of detailed specifications to enable competitive comparable pricing. Negotiating with preferred contractors, obtaining the best financial return for clients.

Construction Supervision and Contract Administration - Manage and inspect ongoing works. Qualify any arising variations to the contract, ensuring correct remuneration throughout the contract.

Commercial Site Financial Optimisation - Guiding and advising on best use and development of major building and land assets, helping to obtain the best return on investment.

We use the following process to support and guide you through to a successful outcome.

Feasibility and Fee Proposal Stage
Your project will start with a briefing document that is created from our initial discussions and research to formalise your ideas and thoughts for your home. This document also details our fees to move the project forward to the next stage and, once agreed, the Stage 2 design work is commenced and the project is developed to reflect your budget and brief.

Scheme Development and Planning
We develop the design with your input and feedback to produce the required information for a planning submission. We undertake all statutory planning works, as well as providing advice on construction design management (CDM). If other consultants are required to produce information to accompany your planning application, we will obtain quotes for your approval and liaise with the consultants. Once the planning application has been submitted we will monitor the application and liaise with your local planning authority.

Building Regulations and Design
Once planning has been achieved, we begin work on your detailed drawings including itemised notes and specifications on how the building is to be built. These drawings identify the construction methodology to be used and detail the design to comply with all relevant Building Regulations and any other statutory requirements. We have an in-house structural engineering department that carries out the structural design and calculations for the project to ensure an integrated approach to the architecture and structure of your project.

Tender to Completion
After the plan check element of the building control approval has been granted, we will produce a detailed package of information to tender projects and allow the contractor to fully understand the detail and finishes of your home. After we have discussed and agreed with you how best to procure your project, we then either tender your project to several contractors or negotiate build prices with a single contractor,. Once the contractor has been appointed we manage the relationship between you and your contractor while the project is on site by administering the contract throughout the construction and see the project through to completion; when we will ensure that the building has been built to a high standard and meets your requirements.

Wherever possible, we try to manage expectations, while keeping the process exciting.
