Really enjoyed working with this Home Design 4 You - the whole process from start to finish was explained and executed to a higher standard than I could have hoped for, and we are really happy with how our extension turned out.
As two Layman so to speak when it comes to construction, we had no idea about things like building control regulations and what we could or couldn't get away with. Neno guided us and helped us come to a solution which avoided common pitfalls, whilst also remaining cost effective.

Neno is a very intelligent and likeable character and an equally talented architect. He presented us with an imaginative, ambitious and classy set of ideas / plans.
He then delivered all of them promptly and professionally. His approach is very distinctive and this sets him apart from others in his field. He obviously knows his trade inside out and more importantly, puts his heart into his projects. He thinks outside the box, unlike all the other architects we met.

Neno saved our day! After talking to numerous architects and builders we were left feeling deflated and at a loss with the options we had within our budget. We had bought a 3 bedroom house with the purpose to create an extension and annex/office. We were finally given Neno's details through a friend who had used him and were extremely happy with the service and approach... We couldn't agree more. He was supportive and knowledgable at inception, not only that he brought our vision to life with his fantastic 3D drawings. After such a stressful start to our project and many tears (my end)- Neno and his bright and unique personality kept our spirits high and his knowledge is absolutely second to none. How can someone tell if their Garage is suitable for conversion?
Check:
• Restrictive covenants or clauses in Deed
• Planning permission requirements
• Conservation, listed building - maintain the external appearance
• Building regulations aspects – in case of habitable space conversion
• Thames water build over agreement
• Council parking restrictions

• Design and space planning
• Obtain Planning permission – if required
• Cover all relevant Building regulation aspects
• Arrange Plumbing, heating and wiring
• Flooring
• Walls
• Install windows and doors
• Attain completion certificate
How can someone tell if their loft is suitable for conversion?
Check:
• Any restrictive covenants if in Conservation area, Listed building etc.
• Type of property – House (freehold) – Flat (leasehold)
• Planning Permission requirements
• Permitted development rights – Detached house allowance 50m3 and 40m3 for others
• Type of roof – traditional or modern trussed roof
• Water tank removal
• The obtrusiveness of chimney stack - removal
• Floor area say 7mx5m ideally or more, less is possible
• Roof pitch above 30°, higher the better
• Final Headroom achieved a minimum of 2.2m clear floor to ceiling required by BC
Run us through the different stages in the loft conversion process - what’s involved?
• Erect Scaffold
• Insert structural beams
• Pitch dormer structure
• Make cut-outs on the front slope for Velux windows
• Fit roof membrane and roof covering to front slope and dormer
• Construct partitions doorways and ceiling structure
• Insert insulation
• Protect steels with intumescent paint or Fire Resistant boards
• Run plumbing, electrics (1st fix), etc.
• Fit double-glazed windows and doors – Juliet balcony at the rear if specified
• Make a cut-out and insert new stairs – 1st floor to loft
• Install 22 mm T&G chipboard floorboards
• Plasterboard throughout
• Complete 2nd fix
• Skim, paint tile and fit flooring – Install bathroom fitting if specified
• Obtain Completion Certificate from Building Control Inspector

• Produce construction drawings in case of interior remodel
• Produce shop drawings for all bespoke elements

• Arrange, the supply of all Furniture, Fittings and Equipment, Construction – Fit-out
