GBA are a fast growing architectural practice operating from West Lothian. We specialise in residential design and small commercial projects but are always looking for new challenges. Q. Overall, how many stars would you rate our services out of 5?
A. Assuming 1 is poor and 5 is excellent we would award 5 stars

Q. What aspects of our services did you find were good?
A. Good communication; clear discussion of options as to what is possible; clarity as to how the process is followed; excellent paperwork; involved clients at all times listening to our requests and offering solutions and a range of ways the work could be done

Q. What aspects of our services could we expand or improve?
A. From our experience of your services we cannot see how you could expand or improve. Maybe if the job had been bigger or more complicated then we might have recognised areas you could improve or expand, however, if the principles you have applied on our job you always apply I think you are on a good road.

Q. How sufficient did you find the communication from ourselves?
A. Overall excellent.

Q. Would you recommend us to a friend or family member?
A. Yes

Q. Did we show a competent level of industry knowledge and experience?
A. We certainly felt you knew your industry well. You gave us clear paperwork and showed in your plans and discussion procedures and legislation.

Q. How satisfied were you, that we could answer the majority of your questions competently?
A. We are very satisfied, you were clear with any questions we asked and also with the reasons you gave as to why certain things were being put into the plans.

Q. How do you feel about the overall pace of the Design Phase of your project i.e. survey time, drawing time, applying for Planning Permission/Building Warrant etc?
A. We felt the Design Phase of the project fell within our expectations.

Q. Did you find the company to be professional and approachable to work with?
A. Yes

Q. Were there any issues found with our designs or drawings after we last spoke?
A. None so far but progress has not moved forward due to current pandemic

A. Very easy to deal with extremely prompt service.

Q. What aspects of our services could we expand or improve?
A. None that I’m aware of.

Q. How sufficient did you find the communication from ourselves?
A. Extremely sufficient, with very prompt replies.

Q. Would you recommend us to a friend or family member?
A. Definitely and hope to use your services again in the future.

Q. Did we show a competent level of industry knowledge and experience?
A. 100%, just wish the same could be said for the local authority.

A. Your pace was extremely swift, sadly the delay seems to be with the council.

A. Expertise,understood exactly what we wanted,explanations in lay mans terms,friendliness(never thought about asking for changes or asking questions)

A. Nothing I can think of.

Q. How sufficient did you find the communication from ourselves?
A. Communication perfect even just a catch-up email when nothing was happening is nice.

Q. Would you recommend us to a friend or family member?
A. Definitely 100+%.

Q. Did we show a competent level of industry knowledge and experience?
A. Yes

Q. How satisfied were you, that we could answer the majority of your questions competently?
A. Completely satisfied.

Q. How do you feel about the overall pace of the Design Phase of your project i.e. survey time, drawing time, applying for Planning Permission/Building Warrant etc?
A. As this is the first time we have ever been involved in any type of building work and you explained at the outset a timescale for each step, things have been moving pretty much at the pace we expected and fully understand because of the Covid-19 epidemic we may now have to face delays which are outwith any of our control.

A. Yes,very much so.

Q&As

1 . Does the Garage have services i.e. Gas, Water, Electric, Drainage running to it or near it, applicable to what you intend to convert the garage into? e.g. a bedroom and ensuite will need water, electrical and drainage provisions.
2. For any apartment i.e. not a wet room or kitchen - If it isn’t already insulated, take 500mm off the total width and breadth of the available internal space, is there still enough space to comfortably accomodate a single bed, chest of drawers and wardrobe? This is the minimum activity space required under the most recent Building Regulations.

Step 1 – Give is a call and arrange a visit from one of our Design Specialists.

Step 2 – Prelims – What are we going to build?

Step 3 – Planning Permission – Are we allowed to build it or do we need to apply for Planning Permission?

Step 4 – Building Warrant – How are we going to build it and does this comply with the latest Building Regulations?

Step 5 – Pre-Start – Who is going to build our project? Self-build? Contractor? Bit of both?

Step 6 – Start Building!

1. Head height - you will need a minimum head height of 2.2m - bear in mind you may need to increase the floor height due structural reinforcement and reduce the head height due to thermal insulation;
2. Access - where would you position a staircase to provide access;
3. Insulation - to take away the insilation currently above the ceiling you will need to make up for in between the trusses;
4. Structure - the likleihood is the truss lrofiles were never designed to accomadate a floor structure and will therefore need enhaced which can be costly
6. Activity Spaces - the same actovity spaces still apply to a loft space in that you need to be able to show there is enough space to accomdate a single bed, chest of frawers and wardrobe and the relevant actocity spaces relevant to these. Integrated furniture is usually the easiest way round this.
