We rented a condo in Old Town for two years from a unit owner that used Fulton Grace as a property manager. Never once met, spoke, or corresponded with the unit owner. Everything went through Fulton Grace and we had a great experience!Matt E was the agent that originally showed us the place and got us set up. From there, the vast majority of our communication happened with Natalie S. She was always extremely friendly, helpful, and professional. Fortunately, we really didn't encounter any issues with the property that we needed them to handle, but we did reach out regarding pet ownership and other general questions. I have only positive things to say about Fulton Grace, but in particular our property manager Samantha Mack. When we first decided to rent our place, I wasn't sure it would be worth the money to hire a full sized property management company. After the first bump in the road (our tenants wanted to end their lease early and find others to sublease), we were sold on Samantha. Whether it was an issue with the appliances, the tenants, or just any random thing that came up, she handled every concern with a friendly professionalism that was very comforting (we don't even live in the same city as the property anymore). She always presented any problem with a handful of solutions. I have been partnered with FGR as property managers since 2015 for my Chicago rental condo.  Their management fee is very reasonable and their service has always been  exemplary from day one.  My current property manager Leigh Ann has gone above and beyond my expectations.  Immediate responses to each of my questions, immediate updates regarding tenant issues and requests.  Meeting at my leisure to inspect the condo. As newly graduated young people, my roommate and I were anxious about trying to find a great apartment in our price range. We ended up finding the perfect apartment with the help of Joe M. We had visited with another agent, who dismissed us and didn't even shake our hands at the beginning or end. Joe was completely the opposite. Walter is the ultimate professional who knows his stuff! After we relied on a different property manager to lease our home, we ended up with bad tenants for a couple of years. But with Walter, things changes for the best. He recommended that we not renew the lease and helped us get our property  back in shape. He advised us on the improvements/repairs and recommended a number of contractor's who did an amazing job. He even took it upon himself to take care of minor repairs. And by the way, he found new excellent tenants right away and has kept in touch with them to this day when he doesn't have to. We'r truly lucky to have landed on Matt. We moved to Chicago 20 months ago and Matt helped us find both our rental unit and eventually a condo we just purchased. Writing about Ashleigh Cummins - OH. MY. GOSH. SHE IS AWESOME. She went above and beyond to accommodate us and to provide us the best service. She's professional, honest, smart, personable, funny, hard-working, and super likable! We wanted to buy her beer (and we still like to). I'd recommend her to anyone and everyone. I'm lucky I got connected to her.So, I'm the kind of person who does researching A LOT before I make important decisions. I spent every day for 1.5 month looking at 1500+ apartments on Zillow, apartment.com, domu, and more. I contacted 100+ agents and spoke/connected with 50+, went to 15+ apartment showings. And through those experiences, I've learned to dislike realtors/listing agents because they were rude, unresponsive, disrespectful, or lied about stuff. I was surprised so many of them would just lie. I'd say easily over 80% I've contacted on Zillow and others were like that (watch out!), which is why she's so special. Matt was literally the perfect realtor for us. As first time home buyers, the process quickly moves from super fun to overwhelming when you start to hit the million unknowns. Matt really quelled all of our fears by being informative, patient and calm. Everything from talking over market prices to negotiating offers to going over attorney reviews and inspections seemed easy with Matt on our side. The number of times we called him (from 7am to 10pm!) and he answered immediately was impressive. His organization is on point, and I felt like he never missed a beat. My favorite part about working with Matt though was that I never felt pressured to make a decision. If I wanted to sleep on an idea, he never rushed us. I used Fulton Grace Realty to purchase my first home and it was an absolutely wonderful experience from start to finish. My broker, Al Schwartz, specializes in first time buyers and to be completely honest I would not have been able to do this without his guidance. The entire process was transparent, seamless and informative. I asked a million questions Al answered quickly and happily, and he even helped me find a lender that was a much better fit for me. His services were quite literally all-inclusive. I walked away from my first purchase completely and utterly satisfied in addition to being much better educated to buy next time around. This review is long overdue! I have been a tenant with Fulton Grace for close to three years and can confirm it has been the best tenant experience I have ever had. Any issues that arise in my unit are handled promptly and my property manager is literally always available. I have nothing but good things to say about Fulton Grace Realty, having worked with both their Rentals and Property Management departments. From my experience, there is no better place in all of Chicago for both rental unit owners and prospective renters than Fulton Grace to fulfill their needs. As a renter looking for an apartment, you will be dealing with a company that has access to one of the largest, if not the largest, portfolios of available rental properties in Chicago to choose from. They also have many of the top producing rental agents in the city with more than enough experience to find what you are looking for.As far as a property owner looking for assistance finding tenants, they can help out here as well. Their extensive knowledge of the Chicago rental market ensures you will have your unit priced and marketed correctly to avoid any necessary vacancies. Once potential tenants have been found, they will field applications (credit checks, income verification, background checks, etc) on your behalf then send to you for a final decision for approval. They take out all of the hassle of finding a rental tenant out of the process for you.Once you have found tenants, they also offer property management services if you are not available to put the unpredictable time and inconvenience it takes to be a landlord. Along with their rental services which are part offered with their property management, they offer maintenance services/coordination, rent collection/expense accounting, and while they are not attorneys, they do have a deep understanding of the landlord laws to help keep yourself (and your tenants) protected in that respect. My roommate and I worked with Frank to find our new apartment. Our current place was being torn down so we were on tight deadlines on when we could move in. Received a response and nothing after that when I asked for more information. .. tried calling a couple of times, didn't get an answer.Update: The Owner, T.J, reached out to me and apologized for the problems that I ran into. What happened is that someone on the administration side must have dropped the ball. While I'm still irked that this put me out but I can understand the situation. You can't control your employees all of the time. T.J offered me courtesy credit should I come back to Chicago and need their services, which I appreciate. When my boyfriend and I were on the hunt to find our first apartment, we discovered that the process was a lot more overwhelming than we had originally thought. Candice Donaldson was our godsend. We had our first dream apartment pulled out from under our feet due to bad management, but Candice stuck through it. Our timeline was really tight due to traveling, and even though we were nervous about it, she told us not to worry. She knew exactly what we were looking for and was able to fit us in for many last minute showings. She responded to frantic texts, calls, and emails as late as 11pm. Candice Donaldson did not let us down and she was there with us to the end. A long overdue review for the fantastic team at Fulton Grace and in particular, Owen Duffy! Owen helped my buy a condo in August last year and was nothing short of superb. As a recent immigrant to the the U.S. it was more challenging for me to navigate the process, without Owen and his Team - I'm not sure I would have come out the other side. At one stage my financing fell through right before we were clear to close. Owen calmly held the deal together and set about introducing me to his lender and we got the deal closed.
