6 things you should know before hiring a roofing contractor:
#1. Never sign an Authorization of Benefits or “AOB”. If project estimator, sales rep, or inspector presents you with a contract that doesn’t show the estimated price to replace your roof, DO NOT SIGN! Chances are, you are voluntarily eliminating all control and benefits received from your insurance company.
#2. Make sure your inspector spends at least 30 to 45 minutes on your roof. A lot of times, roofing companies hire sales reps who have no knowledge of roofing and are new to the industry. Make sure to ask questions to gain confidence in their knowledge of roofing.
#3. Verify the company your inspector is representing is licensed and insured. Request to see a copy of their license and insurance certificate. Ask if you can be to be listed as a certificate holder before the work is performed.
#4. Know the age of your roof. When was the last roof replacement? This information can easily be located online by searching permitting records within your local property appraisers website and building department permit-search by address.
#5. Find out the square footage of your roof. There are many IOS and Android apps available to estimate the total square footage of your roof. Use these tools to compare the total number squares in the contractors estimate so you know you’re getting a fair price. Many contractors inflate prices using exaggerated waste factors and flat-out incorrect hand measurements.
#6. Lastly, have the estimate state the estimated start date of the roof replacement. If your contractor or inspector can’t give you an accurate window to start your job, then he has no idea how backed up their production team is and you can be waiting months and up to a year for your roof to be replaced.
Using these six important points above will not only save you time and money, but give you peace of mind that you’re making the right decision about hiring a professional contractor to get the job right the first time and most importantly within a reasonable time to preserve the integrity of your most prized possession, your home.
