In general terms if the building is of brick construction it can be adapted to living accommodation, sectional, pre-cast buildings are much more difficult (but not impossible) to convert.

An initial site meeting where requirements are highlighted followed by a visual inspection of the garage.

Once it has been established that it is physically possible to convert the garage then a call to the local authority to ensure that their are no planning reason it cannot be converted (i.e. specific conditions on a planning approval) .

Given the all clear then a measure on site , taken away and drawings prepared for the conversion.

Whilst planning permission may not be required I would always recommend applying for a Certificate of Lawfulness which confirms that and offers peace of mid for an application fee of £86.

My plans incorporate planning and building regulation information which allows a builder to quote an accurate price.

The two biggest hurdles to overcome on a loft conversion are Finished headroom in the loft and the positioning of the stairs.

Whilst (unbelievably) there is no minimum headroom in a habitable room, there is a minimum headroom of 2m on a landing and staircase.

It is therefore imperative that the top of the stairs comply to that requirement.

The process is much the same for a loft conversion as it is for a garage conversion.

The site visit (I dont charge for the initial consultation) is used to establish the viability of what the client is hoping to do.

After discussions, a trading of suggestions and detailing of the process to get the necessary permissions fees are quoted and then a site measure carried out.

The resulting plans are taken back to the client, explained and discussed with any minor amendments carried out prior to an application being made.

As this is the quickest, easiest and cheapest time to make changes I stress that this is the time to make sure the client is happy that everything is what they want. To take and extra week or so (or more if necessary) at this stage making sure, can save weeks and months and unknown expense at a later stage.

Whilst the plans relate to a property, it is the individuals who live in the properties who will benefit from the extension or alterations that really matter.
