Really nice hotel/rooms. Perfectly placed right off the beach. A little expensive considering we were quoted $347 a nite but for the location alone it's worth it being within a few steps of the beach, shops, bars, and other great activities. Great views from second floor room balcony. Bed was basic but comfy, and there was even a small loveseat that the kid used as a bed. The location was PRIME, the staff was incredibly kind and helpful. The Italian Restaurant attached had an excellent dinner (on the roof with views!) and the bar across the street had quite a Margarita selection. Could also watch all the planes flying out over the ocean from the airport. A great experience, will certainly be back. More...

You can not beat the location of this hotel! It’s on the ocean and, walking distance to ferry, Bike rentals next door! We had so much fun on the electric two seater bike! Saw everything in two hours but could have gone longer if we had time! Took an uber to dinner at 21 Ocean then walked home along the boardwalk! Can’t wait to return! Would do it all again! Balboa Inn is a wonderful place to visit. The location is A1, the staff is super friendly and helpful. I wish I would have paid the extra money and book a suite they are on the side of the beach and I expect the rooms are even nicer. My room was decent it looked like it recently got up grades and I was really impressed with the modern look of the room.The fire place worked the cold beach night nicely. We did not know how to turn it in but the bell men was very helpful with getting working. The continental breakfast was a nice touch.I enjoyed eating on the pier at Ruby's which is like 50 steps away. You do have to pay for parking, I believe $20 a night and I was not happy with the price.I will still definitely be back again! More...

My wife and I have been walking past the hotel and under its' pedestrian bridge for at least 20 years and we always talked about staying some day when we weren't just own for the day or renting a beach house between the piers for our whole family. Her birthday this year was the right reason.||Check in is at 4. We were coming in from the I.E. so the roulette wheel that can be the 91 freeway traffic, we left Riverside at 10:30am. Traffic was fairly light so we were in Newport early enough for a leisurely lunch. One bloody Mary in I decided to call the hotel and ask about early check in. To my surprise, I was told that my room would be available in the next hour or so. They say first impressions are important and this worked for me. As we got to the clean, modern lobby we were greeted and offered a free upgrade to a balcony with ocean view. The room was clean, simple and had a view down the boardwalk, down the pier, across to Catalina on this crisp, clear winter day. The balcony was small but added to the location and opportunity for people watching. The room contained neither corkscrew or writing pen. I think they must cater to a younger crowd. We saw the two Jacuzzi pools, neither seemed inviting at the time. I'm certain the atmosphere is quite different now than in late spring and/or summer, but we felt secure and the noise level was fine even with the construction maintenance at the pier.||||We only spent one Thursday night, but I would definitely come back for a multiple night stay.||Staff/ service 5||cleanliness 5||value 5 More...
