Not all garages can be converted – some are old,shoddily built and could be asbestos ridden. However, if yours was professionally built or looks structurally sound and is made of brick or block there’s a good chance you could convert it with very little fuss. Start by getting advice from a surveyor like myself to run through if the works are possible.

Planning Permission

Planning permission is unnecessary if you don’t plan to alter the structure of the building, so a garage conversion is permitted in most circumstances though it is advisable to gain a certificate of lawful property development from the council.

However:

* If you live in a Listed building or a Conservation Area, planning permission may be required for even minor modifications.
* Some new build homes were built with a condition requiring the garage to remain as parking, so an application to remove it becomes necessary.
* Standalone garages are more likely to require ‘change of use’ planning permission when converted to habitable rooms.


Building Regulations

The change of use from a garage to a habitable room will mean compliance with Building Regulations, including delivery of a building notice to your council. Building Regulations apply to:

moisture proofing
ventilation
insulation
fireproofing
escape routes
structural soundness.

Quotes and builders work.

I would advise getting at least 3 quotes from different builders so you can compare costs and get the requirements you need included.

Finally get the works completed and enjoy your garage conversion.

Before taking a proposed roof conversion to the design stage it is essential to assess the feasibility of the project. This means inspecting the loft to assess the internal space, the type of roof structure, roof shape and the general condition of the existing structure. This should give a general indication of the suitability of the loft for conversion and its potential uses.

Some roof shapes and forms lend themselves more readily to conversion than others. The key factors to assess are the roof shape, its internal height and width and the pitch, or angle of the roof.
