Thank you very much for help and support in the sale of our houses. Your time, dedication and hands on approach to making sure the sale went as smoothly as possible was greatly appreciated. How can someone tell if their Garage is suitable for conversion?
Alternate car parking available for the house (like a driveway) so that the planning authorities wont object, knowledge that there is no covenant in the title deeds of the house preventing the garage being used for something other than car parking. If there are already conversions on the street at other houses, then this will indicate that the garage can be converted subject to planning and building control regulations.
Run us through the different stages of the Garage conversion process - what's involved?
The process for a Garage conversion can be confusing, below is a checklist of what is involved prior to a Garage conversion.
- Obtain planning approval if required
- Engage building control prior to the start of any works
- Organise for Insulation and damp proofing of the walls and floor areas
- Organise for plumbing heating and wiring as required by the proposed design
- Ensure adequate ventilation, ideally a new window and doors with Fensa certification
- Ensure a suitable fire escape route has been established for the new living area
- Plaster or drywall and then paint/decorate to required standard
- Have building control do the final inspection to achieve approval
How can someone tell if their loft is suitable for conversion?
The features that will decide the suitability of the roof space for a loft conversion are the available head height, the pitch and the type of structure, as well as any obstacles such as water tanks or chimney stacks. An inspection of the roof space will reveal its structure and physical dimensions. If the home owner is unable to assess, then a professional visiting will quickly be able to advise suitability.

- Decide if Planning approval is required and initiate if this is the case
- Appoint a building controls company
- Reinforce the floor
- Add skylights as appropriate (check planning not needed)
- Added insulation
- Add staircase to the loft
- Electrics, lighting and heating
- Fire safety measures to comply with Building Regulations such as fire doors and smoke alarms
