The Foundation Works

I have worked with "The Foundation Works," on two different houses.   They just finished an earthquake retro on our new house.  And just like my old house they are absolutely wonderful.  Kent came to my new house and talked me through the process. Then he spent a good amount of time under the house.    The truth is that I haven't spent anytime under this house and even if I did I'm not sure I would know a problem if I saw one.  So I was thrilled when Kent told me that my foundation was in great shape and all I needed was to do was a standard retrofit to be up to code.    About two weeks later, the crew came to work on my house.   Although the process itself is rather loud they did their work, cleaned up after themselves and kept me informed of the status a few times during the day.    They finished in two days, took lots of photos and cleaned up like they were never there.     About a week later one of the workers returned to meet the city inspector. It passed inspection and then I was handed all the necessary paperwork.     I'm really satisfied with their work and would highly recommend them to anyone else thinking of doing a retrofit to their own place. Used foundation works for a retrofit. Can't recommend them enough. They work hard and fast. Always showed up on time. Always answered questions and explained what and why they were doing things. Every phase was easy. From the initial inspection to scheduling to the actual work. Always left yard looking nice when done for the day. Had a minor fluke electrical issue after the retrofit where a light wouldn't turn on and foundation works handled it with an electrician. They did right by me and my family. Use them. Everyone at The Foundation Works was professional and kind. They took the time to help me through the process of getting my foundation repaired and seismically retrofitted. The whole process went more smoothly than I could have hoped for. I can't say enough good things about the crew. I've worked with The Foundation Works on 3 separate occasions. 2 times for inspection and once for retrofit and I just want to commend them for their professionalism and great work that they do. For the home inspection, they came out to the house on time and took the time to explain everything that I should be aware of. I'm so glad I called them because the house ended up having a really bad foundation that would've cost almost $20K to repair. For the retrofit, everything went very smoothly. They took care of the permit and worked with EBB. In the end, I had a solid foundation for my house and I got reimbursed from EBB without any hiccups. My only advice to them is to have a disclaimer with their customer that if they proceed with the EBB program, paying the deposit in cash will mean that the rest of the repairs will have to be in cash. Our multi-unit apartment building required a city-mandated Soft-Story Seismic Retrofit. Luckily, an experienced contractor we trusted referred us to Foundation Works. From the office to on-site crews, their entire team was knowledgable, responsive, and professional. Starting with our initial walk around the property with Keith, to working with on-site supervisor Eric, we always felt in very capable hands.They explained a complicated process in simple language, and their estimate came in lower than a worthy competitor. The necessary engineering plans drawn up were outstanding! Their team communicated very well with the city for inspections & approvals. Though the work took longer than planned due to unexpected plumbing repairs being needed, we knew it was proceeding properly.Enjoyed talking with Foundation Works owner Tom Pelletier and respect his focusing on this very specialized area of construction.  IMPORTANT: We initially spoke to several retrofit companies. Some seemed capable, a few couldn't even properly write out the bid. Definitely need to be aware of using crews who have proven experience in soft-story retrofit construction. I feel badly for how long overdue this review is because The Foundation Works was so good to me and is without question the best inspection and retrofit company in all of Los Angeles. They have truly earned this 5-star review!I have used them several times now...for inspecting potential properties and to do a complete retrofit on a 4-unit building in West Hollywood.First off, their reports are extremely comprehensive...no one comes close to the level of detail and service they provide. If you are looking to buy, these are def the guys you want to perform the inspection because they literally look at everything....and they give you suggestions, options, etc. They won't just submit a half @ssed report and wish you well. They are not that type of company. Same thing  if you are looking to upgrade/retrofit a current property. They are extremely hands on, present, passionate and for the amount of money these types of projects can cost, it's really comforting knowing that if you decide to move forward, this is a company that's going to do it right and in my opinion (after an exhausting amount of research) better than anyone else out there.  I have to say...I think that is largely due to their owner Tom who I truly cannot say enought kind words about. He is a consumate professional, he responded to a ton of my inquiries, emails and calls (which, there were a lot btw) quickly, comprehensively and patiently. Unfortunately, I've learned the hard way that it takes a ton of time, energy and research to find the right contractor and there are a lot of questions that need to be asked in advance! to ensure that you are comparing apples to apples when getting multiple bids, which is a must for me.From the beggining it was clear that Tom understood my position and wasn't scared off by it. This is a person who also clearly takes tremendous pride in his work and company - not the type of person to just call it in or cash a check and check out. He was the most responsive, knowledgable and accomodating. I was pregnant during this process and couldn't make it out to the property...several companies told me to call back after I had the baby because they wanted to meet in person (for the hard sell I know) but The Foundation Works worked with me every step of the way and did a fantastic job....took care of all permits, were resepectful with the tenants, kept me posted remotely on a daily basis per my request, etc. etc.    So, bottom line... if you are looking for a foundation company run by the best (which trickles down to the entire staff) and want piece of mind that you will be getting the absolute best information and or results at the end of the day, this is your company. My wife and I own a large, multi-story old home (1926) that needed foundation repair/bolting.  We solicited contractors through Home Advisors (great service) and got immediate response from The Foundation Works.  My wife and I are both engineers.  We have both been professional program managers for a long time, managing large construction projects.  I have to say that The Foundation Works was as professional an operation as I have ever seen in any industry.  The original assessment was done thoroughly and was well documented.  The work crews were all polite young men who wore protective suits while working under our house.  We never saw a speck of dirt in our home and they cleaned up after themselves every evening.  The assessment work was great, the bolting and concrete work was great and the documentation was perfect, including the permitting and city inspection process.  All managed by The Foundation Works.  Great job!  I am very impressed.  And I do not impress easily.Ramon GrijalvaWhitley Heights (Hollywood Hills) More...

We used them for an inspection on our house we are purchasing.  Cathy was quick to respond to my VM and get me scheduled for an appointment quickly the next day.  We had Ian come and do the inspection and he was AWESOME.  Incredibly knowledgeable and took the time to explain everything he found and answer any questions we had.  We even had Sommer email us a few days later to make sure we had all the info we needed and to see if any additional questions needed to be answered. Just wanted to post how impressed I was with the inspection I received from Foundation Works.  Ian from Foundation Works came to my home today and did a foundation inspection.  I was immediately impressed with the time he took with me before starting the inspection.  He didn't rush me or make me feel like my questions were dumb.  He then explained what he was going to do during the inspection and proceeded to do a thorough inspection around and under the house.  When he was finished he took me through each area of concern on a diagram that he had mapped out while doing the inspection.  He answered all my questions and I felt that I had received the best possible information on the condition of my foundation.  I would definitely recommend Foundation Works to anyone looking for a fair and honest evaluation and I would highly recommend Ian as your inspector. We live in an old craftsman built in 1907. We purchased our home knowing that the home needed foundation work. It was sitting on a brick foundation and other areas of the property had barely any footing. After seeing some other bids, I chose Foundation Work based on their fair market price and their exceptional word of mouth from neighbors and friends. Kent inspected the property, gave us a very thorough report and made himself readily available for follow up questions 24/7, and I had a lot of them. From there, our leadman Jose and his team took on the project. Under the house, they sister-Walled the foundation. In the exposed areas of the home that weren't underground, they entirely replaced the old brick foundation with a new concrete foundation. It was a very large scale project. The crew were all calm, courteous and cool- all very hard workers and very friendly. Jose was extremely responsive and helpful with answering all of our questions throughout the process, even providing advice on other areas of our house that didn't pertain to the foundation, or in providing recommendations for other contractors we might need for the house. I was very worried when I discovered a door that suddenly wouldn't close and large cracks around the door. I obtained quotes from a couple of companies and decided on The Foundation Works. Michael came out, performed a lengthy inspection, gave me a free estimate and alleviated my fears of a major and costly problem. He explained everything with photos and diagrams. The price was very fair and the scheduling was very quick. Andy and Alex finished the job in one day and my problem is solved.  They were very professional and courteous and took the time to answer any questions I had. After getting 3 quotes for foundation repairs to my 1926 Spanish Revival home, I decided to go with The Foundation Works (TFW). One big reason is because the contractor who did my drainage repairs spoke highly of TFW & their work. The foundation work, which was scheduled w/I a few days, involved: (1) replacing an interior cripple wall that had been improperly constructed & was leaning; (2) placing 2 new post/pier assemblies to support a floor beam that had been cut off; (3) mortaring & strapping a foundation crack; (4) dry-packing a small section of the perimeter foundation that had settled away from the mudsill; & (5) clearing soil away from several support posts. A 4-man crew (Andrew, Jose, Josua & Sergio) showed up at 7 am & worked efficiently to complete my repairs by late afternoon. All crew members did careful, quality work & definitely knew what they were doing. As someone who pays attention to detail & likes to clearly understand the technical aspects of the work, I was especially impressed by how the crew leader (Andrew) patiently explained every step of the work & answered all my questions before & while the work was going on. I didn't plan to stay with the crew while they were working but the work was so interesting & they made me feel so welcome that I ended up staying with the crew in the crawl space most of the time. Glad I did because it was an informative, enjoyable experience. Andrew even came by the next day to add finishing touches to a mortar patch they made below the new cripple wall. Foundation Works came out for my home inspection. Kent meticulously inspected my foundation. He came back with a very thorough report, and took his time explaining the findings, as well as answering all of my questions. Jose and his team patched a few cracks in my foundation. They were all friendly, professional, and courteous. They arrived on time and worked quickly. Before they started, Jose explained their process. I just want to give a quick shout out to Ryan and Jacob for taking a little extra time to take care of my car. I forgot to move my car this morning out of the way of the work and these two draped plastic over the entire thing to keep it from getting dusted by the stucco. I had foundation work done when I bought my house and they were very easy to work with and got the job done.  I had a question regarding some cracks in my wall after some other remodeling work and they offered to come out and check.  It turned out not to be foundation related but Jonathan did find a crack under the house that needed to be repaired and offered to take care of it ASAP.  Jonathan even came out personally and made the repair himself.  Anyone in construction that's friendly, quick and stands by their work?  Rare.  Happy I found these guys. I appreciate the integrity and professionalism of this company. The inspector was knowledgeable and honest in his assessment, offering recommended/minimally-needed work as well as additional options. I received quotes from two other companies and chose this one, not only for price but because I felt they had my best interest in mind in wanting to help me. Not pushy and no fear tactics. Best contractor ever! We just completed an earthquake retrofit through the EBB program and our experience with  this company was fantastic. From the inspector (Ian) to the office team (Roselyn) to the crew, everyone was professional, thorough, knowledgeable, on-time, courteous and more. Wow - these folks were great! We wanted to do a brace and bolt on our 1925 house on a steep hill and we wanted to go through the EBB process. We had 3 companies bid on the work, and Foundation Works came in right in the middle of the range. The thing that set them apart was how thorough and patient they were in their explanations. Kent was totally expert in his assessment of our foundation issues. He caught issues that neither of the other companies caught (and when I pointed out the issues he'd mentioned to the other guys, they said "oh yeah, that is a problem" - they should have caught those things the first go around like Kent did!Neither my wife nor I know anything about foundations, so Kent was very gracious in explaining the work they would need to perform: it was a seismic retrofit as well as some minor repairs. We didn't want to move ahead until our EBB rebate was approved, so Foundation Works was good about staying in touch with us through the process. When we were ready to move forward, Roselyn helped us extensively in navigating the paperwork of the EBB process. All the way through to our rebate arriving in the mail.Finally, Jose and his crew were outstanding. They treated the worksite with respect and they were incredibly accommodating as to our schedules and when we were able to meet them for access, and key hand-off, etc.  Jose was very communicative throughout the process, and assured me that when they found an issue that required a different solution than they initially planned for, that we wouldn't see an extra cost because of the extra work. I am a recently retired general contractor, and was awarded an EBB retrofit on my home.  I hired this firm, and they went above and beyond my expectations.  One section of the crawlspace area had storage, and I expected them to skip that area.  They pulled everything out to fit one bracket, and put it all back.  Very impressed with the professionalism and their handling of all the paperwork, from permit to EBB submission.  I don't write many reviews, but this firm was deserving of a shout out.  Thanks! This company has been more full service than any company I have ever given a dime to. First off, the office ladies, Kathy, and Summer were very prompt and handled the Earthquake Brace & bolt program easily. It was a good amount of paperwork and photographs to document the work being done and they handled all of it. The turn around time was really great.The workers, led by Ryan, were equally as great. They were very courteous and got the work done in 2 days start to finish. I am very impressed with the staff at The Foundation works. They returned our calls and emails in a timely manner. Michael Dunn was our foundation inspector and gave us a detailed report of what needed to be done. Kat and Sommer made sure all our paperwork was in order and they worked around our schedule. Jose Rios and his crew were amazing! When they first came out to do the job, they discovered we had a water leak under the house and would be unable to complete the job but Jose went out of his way to make sure the job was completed as soon as possible, as to not delay escrow closing on our house. Absolutely wonderful staff and the specialist that came out was so honest and educated us on our home. Will be using them for our repairs and HIGHLY recommend them if you have a vintage home. Our house was built in 1938 and moved to it's current location in 1962. Contacted a total of three companies.  Selected Foundations due to Michael's findings (similar to two recent pre-closing home inspections)and his presentation.  Quite surprised to have follow-ups from a pleasant Roselyn regarding our decision.  Another meeting with Michael comparing the jobs with the other two companies and the pricings (comparable), convinced us to retain Foundation.Bryan and his crew arrived as scheduled, a week after signing the contract, and completed the work on time within the 1 1/2 days as stated. Just had my 90 year old house earthquake bolted! My husband and I were accepted into the EBB Brace and Bolt Program and set about our due diligence by obtaining three bids. After the process was finished there was no question that The Foundation Works did the most thorough and credible inspection and estimate. One of the inspectors from another company merely opened our crawl space door looked around and gave us an estimate.  Then there was Ian from The Foundation Works who donned a special suit, inspected the perimeter and went under the two houses and spent more than an hour doing the inspection.  He then walked us through what would be required to do the job.  it involved building a six foot bracing wall under our deck and part of our living room as the original wall (1929)  of concrete bricks was crumbling.The other two companies did not see this defect.  The next day we had an estimate emailed to us and the work began the the nest week.Now enter Ryan and his amazing crew of J.C., Joe and Jacob.  They were here every morning before time , worked all day during a heat wave, crawling about under our houses and finished the job in record time. They were efficient, friendly and considerate and the work went smoothly as did the City inspection. Somehow Ryan managed all this in six days.Then the Office Staff went to work and filed all the necessary EBB paper in record time , making our lives easier.  They answered all our questions with clarity and , I must say, patience.Thanks Ian for the detailed work you did and the time you spent explaining the process.  Thanks to Ryan and the three J's for your dedication to doing it right and doing it well. Loved the whole experience!  We are selling our house and moving to another and we decided to be proactive and get it all checked out before we list the house.  So we had The Foundation Works come out and check our foundation.  Michael came out exactly on time and was very nice and professional.  Took a look under the house and pointed out issues that needed to be worked on.  He generated a report shortly after that detailed the repairs and the costs options.  The prices were very reasonable and we have them the go ahead.  They scheduled us a few days later and sent out a phenomenal crew led by Andrew.  The guys were phenomenal.  They fixed all our issues exactly as described by Michael when he inspected.  We are very happy with their service and recommend them very highly.  Thanks guys for doing a great job!! Having your foundation at your house inspected can be a bit overwhelming. I needed a company I could trust and felt comfortable with. We ended up going with The Foundation Works after checking out a few options. They never tried to hard sell us on anything and were honest about their recommendations. From our initial inspection with Keith to the actual work done by Steve, Derringer, and Blake was truly professional. They provided options, professional recommendations, and what each project would entail. They also never made us feel pressured or worried about the work.
