Services

We make sure your home is ready for a new tenant. We have the property rekeyed, ensure it is up to Texas Property Code standards, clean all carpets, house cleaning, and any repairs that are needed for a new tenant to take possession.

Finding a new tenant is the scarest part for a home owner, it is important to find a great tenant to take care of your home. We have detailed criteria that can be seen by the tenant prior to begining the application process and screen for evictions, background, credit, rental history, and income qualifications.

Before a tenant moves into any property we do a full inspection detailing all aspects of the home. Our move in inspections provide hundreds of photos showing the exact condition at move in.

During the tenancy we will do periodic inspections to ensure the tenant is taking care of your home.

At move out we will preform a move out inspection detailing any damages done to the property that need to be deducted from the tenant's deposit.

We take professional photos of every property while they are vacant. This allows us to put the unit on the market as soon as we learn a tenant will be moving. Pre-leasing homes helps us keep your unit vacant and your expenses low.

We do a video of every property to help tenant's looking for a new home see the layout and condition of the home. All videos are on our YouTube page.

While a tenant is living in the home if there is an issue out tenant's have online portals to place service requests. We coordinate to get the property repair person to the property and the repair completed timely.

We also help you with any larger repairs or updating to the home you would like. We can make suggestions with updates to help you maximize your profit.

This is the scarest part of owning an investment property and we understand. We will handle everything for you from servicing the notice to the tenant correctly, filing all paperwork with the court, being at the hearing, to filing for a writ of poessession if the tenant does not vacate on their owner after a judgement is issued.

We will get your investment back on the market ASAP.

Our leases are written with you in mind. During our periodic inspection we are checking for items that are a hazard to the tenant or the home. If a tenant is not following any part of the lease we will get it corrected!

Every pet/service animal that will be in your home will be screened by a third party that specializes in leasing to pets. We not only require applicants to complete a pet applicaion but the application requires updated shot records, a picture of the animal, and an affidavit about the animal's behavor. Once approved the animal is assigned a monthly pet rent (with the exception of service animals and emotional supprt animals).

Tenants are able to pay their rent online via ACH, credit card, or debit card. We also have an option to pay in Cash at several convient locations.

Your monthly rent is sent to you via ACH monthly. We process owner payments and send monthly statements on the 10th of each month (if the 10th falls on a holiday or weekend we will process the next business day).

We keep track of all expenses and income for you. You never have to keep track of a receipt. Your monthly statements, annual 1099, and yearly cash flow statements can always be found on your owner portal.

We offer an addition insurance for landlords to purchase annually. This insurance covers a wide range of expenses. A few are

Malicious Damage $35,000
Loss of rent
Eviction cost $5,000
Teft or damage $15,000

Landlord Protection Insurance is only available for properties that are managed by a Professional Property Management Agent.
