Q&As

Obtain Programming requirements, implement into Space Planning, Design Development, Construction Documents and Construction Administration in this order.

All can be applied. A good designer should be able to work in any style. My personal preferences is modern, international style using modern furniture classics as focal points.

I love solving problems for interior office space needs. There is so much that can be done to create an inviting and health-promoting atmosphere for both the public and users.

It was always a desire since my youth. A few recessions, following 9 good years with a Corporate Interior Design firm (IA) the time was right.

Quality services offered, technical knowledge not held by many designers in-house, fairly quick turn-around on projects, good sense of humor.

Yes. During Covid 19 large projects were designed and installed using Zoom for weekly meetings, Space Planning and Design Development. Construction management had to be done on-site of course.

Keep distances between people further apart, temporary shields were installed in reception areas, some HVAC alterations were considered including UV in-duct anti-viral technology, and proper air filtration was considered where possible.

Services

Obtain a comprehensive list of requirements from the client such as Waiting Room seating requirements, Number of Private Offices (or Exam Rooms) needed, Conference Rooms needed, Specialty Spaces needed, Corridor factors, and any other specific requirements to the project that may be out of the ordinary.

Based on the Programming information, Space Plans are generated, reviewed and modified to meet the requirements of the client to their satisfaction.

This is where the Space Plan, which is essentially a skeleton, gets more specific with meat-on-the-bones. Specific electrical locations, lighting considerations and preliminary specifications are added, special cabinetry is designed, finishes are selected, lighting controls are considered and plumbing fixtures are selected and added to the Space Plan for Design Development documents/drawings. Once this has been finalized another step is often to send these documents out for Preliminary Pricing by competent General Contractors.

Construction Documents take all information obtained in all previous services mentioned and is developed with greater detail and specification. These become the contract documents for construction and are implements of design intent for review by building department officials to make sure Federal and local Authorities Having Jurisdiction requirements are all met.

Construction Administration is where the Owner of the building, the client (tenant) and design professional meet regularly during construction with the General Contractor of record for any given project. This allows for checks and balances to be sure design intent is achieved. There are a series of "submittals" reviewed prior to items being purchased for installation as a final check. At the end of construction, a Punch List is prepared indicating to the General Contractor what, if any, items are below the accepted industry standards for construction and are remedied by the G.C.
