I have used this staging company several times, and each time the staging was done well and completed in an efficient, stress free manner. Let's Stage It has a warehouse with their own furniture, they have their own trained movers and staff, which makes the process of working with them very streamlined. They set an appointment, they showed up on time, they knew what they were doing, and they were done in a shorter amount of time than any other stager I have worked with. They also take into consideration the type of home you are staging, and try to have furniture and accessories that complement the house. They staged a mid-century modern home and the furniture and accessories selected were new and modern, but had a mid-century feel which really brought out the personality of the house. Herline and her group (specifically Anya) did a fantastic job staging my home in Belmont for a 9 day sale and a great price.  Both modern and traditional aspects were used and the staging highlighted the beauty of the home in terms of space, light, etc.  Both my home and in-law unit were staged and outside patio furniture fire pit etc provided.  It was so beautifully done that I wanted to move back in!  Her movers did a clean job and did not damage the walls or leave scraps on the floor.   Anya is fantastic and allowed me to add my input without being overbearing.  I highly recommend Lets Stage It to anyone who wants to sell their home at the price it deserves and maybe some more!! Thank you, Anya!  You know I was super skeptical about staging.  I thought my taste was good and my home gorgeous enough.. ..but honestly If your serious about selling your home and making it pop and be its beautiful best self in person as well as in photographs, you need to stage.  And you need to bring in the best.  Selling a home is an art.  It's a language. It's not the old days when you could present an empty or (worse!) cluttered lived in home.  It has to be something that people can see themselves in.  They need to be taken away and to see the POSSIBILITIES...maybe not all the realities.  Reality is not always sexy.  Consider this: it's like the airbrushing on an already attractive model.  Or the dress on the already beautiful actress.  Maybe the Spanx on the Kardashian.   You get where I am going here.  Beauty is truly in the eye of the beholder.  The future purchaser of your home therefore needs to be provided the best lens. Yvette is amazing and great to work with.  I was referred to her from an agent and she rocked it.  My condo needed to be staged quickly and she was able to squeeze in time last minute.  Luck played a role on the timing because a few days prior, the perfect furniture for my condo was removed from a previous stage and someone canceled last minute so her crew could fit me in.  The unit sold fast to a cash buyer which meant I closed  5 days after accepting the offer.  We were contracted for 45 days but she got her crew together and had it moved out asap.  Her crew are true professionals.  One minor item that I didn't express was putting nails in the walls to hang mirrors and paintings.  I had just completely repainted so it was immaculate.  Yvette explained that certain hangings were just too heavy to put up with 3M tape.  She and her crew assured me that they use the smallest nails possible.  After all the items were removed, it was a non issue.  They did use very small nails that were easily filled within seconds.  The crew were very careful and worked very fast with no damage anywhere.  Trust Yvette and her crew to design and stage your property.  They won't disappoint(as seen by all the positive 5 star reviews). Yvette is a pleasure to work with.  She staged my home in Pacifica with impeccable attention to detail.  Her choice of furnishings, accents and art fit the style and location of the house just perfectly.  She not only attained the 'feel' we were after, she way exceeded any expectations we had about how much of a difference it would make.Our first potential buyer toured the home within hours of Yvette's crew finishing up, and made the offer we were hoping for that same evening. I worked with Yvette on a 5 bedroom, 2 bath listing in San Mateo at the $1,600,000 range and the staging was absolutely gorgeous!  High-end, thoughtful and well-coordinated staging. I'll bet that you have one or two stagers that you work with. As Realtors, we all do right? It wasn't until I listed a single family home with only 780 sq/ft that I found out who had my back when It came to staging. I called 3 stagers that either I used on other properties or that were recommended to me from others in the office. All three had some reason to prevent them from helping on this project. I heard "it's too small of a project", "too far away" or the good old  "I'm booked for the next 5 weeks". With my back to the wall and days before the first open house, I took a leap of faith and checked out Yelp.I read the reviews on Let's Stage It and called Yvette. She was there the next day to look at the property and it was staged on day two! Amazing right? Combine that service with Yvette's amazing eye for design and the property was a winner! You may say this is just my opinion but no, not really. I had agents calling me asking "Oh by the way, can you give me the name of the stager you used?" Our house was on the market for 2 days before receiving our first offer for over the asking price, and on the market for less than 7 days before we accepted and offer and went into contract ALL thanks to Yvette and the "Let's Stage it" team! !!!Selling your home is such a daunting process from start to finish, especially if it's outdated as many homes in the Bay Area are.  We chose to remodel and update ours however we had no idea where to begin.  We asked our Real Estate Agent for a few stagers, contractors, etc.  After interviewing the people he recommended we didn't hire any of them and should have fired the agent as well.  The qualify of people on his contact list was...hmmmm how do I say this nicely, amateur, unprofessional, and ethically questionable.  I asked one "design specialist" what a good paint color for the dining room would be and she said  "Well that like all depends on like what your budget is and like what color you like is and you could just like paint your cabinets like white" and that was her response for pretty much everything, another was over an hour late to our meeting, another literally yelled at me when she saw my handyman removing popcorn ceiling at the sight saying she only works with her guys who were 3x the price and had her 6 foot beast of a son in my face saying if we didn't pick them we would never be able to sell our crappy home (I might be small but let's say he was very apologetic after I was done with him) and the stories go on.  Even our agent had such a sense of entitlement he insisted I drive keys to him even though I have 8 month old twins and a five year old!  WHAT?!?  You're about to make a ton of money get your lazy butt down here and pick up the keys yourself!   Sorry, I'm venting.OK...so enough about all that.  Let's focus on the ONE ray of sunshine throughout this entire process and the ONLY reason my property sold for as much as it did. I decided to not hire any of our realtors recommendations and follow my own instincts.  I searched for a stager/interior designer and and after interviewing some great but highly overpriced companies, I found Yvette @ Let's Stage it who was a doll and what I later realized under priced.  She came in, ON TIME, and quickly gave me AMAZING ideas of how to update and literally transform my home without spending every penny of potential profit.  After  all the goal is to actually try and make a profit in the end.  She was patient and professional, on time every time, had a great list of her own contacts and resources, and basically she can do it all.  She went above and beyond her scope to help me knowing that having 3 kids made things on my end very difficult and never charged me a penny more for it. She knows colors, materials and where to find materials for the best price, where to make changes that will actually turn profit and where remodeling would have no financial return.  It didn't matter what time of day or night, she was always quick to respond to questions we had.Once the remodel was done, we also had Yvette stage it.  I couldn't believe my eyes...AMAZING!  The staging was done in less than a day but looked like it took days and days.  Her team was so careful getting the furniture and materials in and out.  If I could give these guys 10 stars I would.   To sum it up, we went into contract in less than 7 days and the sale price was more than we could have imagined.Thank you Yvette for how invested you are and how much pride you take and put into your work.  We definitely look forward to a long term continued partnership with you in future projects.  The Walshies :o) More...

If you're busy here's the short version. -If you hire anybody else you will regret it.  -Yvette clearly understands the Bay Area, the buyers and the market in this area and stages your property beyond perfect.  -She uses luxury furniture, and her decorative pieces are works of art.  -Yvette's gift of visualizing colors, shapes, designs and ability to put it all together to best highlight your home is unmatched.-You will get a flood of offers on your home for far more than the asking price.-You don't have to worry about her scratching or breaking or damaging anything in your home.  Her entire team treats your home as if it were their own and are very professional and courteous.  I noticed they even put little pads of the feet of the furniture so as to not scratch the new bamboo floor we put in.-GREAT communication from the beginning to the end.-Yvette is kind and somehow becomes personally invested in each property she takes on as a project.  She is the artist and your home is the canvas and the work she does is BREATHTAKING!! If I could do this differently the one thing I would change is...I would find a way to try and skip having a selling agent and give Yvette more of the money she rightfully deserves instead of paying 3% to an agent who basically just stood there during the open house.  Yvette you are seriously under-priced!! Details: I knew right away Yvette and Let's Stage it was the right choice for me, but my husband still made me interview a few other people and boy was that a waste of time. In our first interview I described what my hopes and vision was.  I was having trouble articulating this vision because this was all a bit new to me, so I was very curious to see how the place would look.  Yvette NAILED it.  It's as though she has some sort of universal translation device that can translate first time seller babble into a work of art.  I put so much work into remodeling the home, but without the work that Yvette did with her designing and staging it would have been time and money wasted.  She honestly turned my quaint and updated townhouse into a REMODELED LUXURY HOME!! I didn't even want to sell it after she was done with it.  Her level of detail was impressive and the care she took of not damaging our home almost doesn't exist anymore in any business these days.  We decided to sell without a Fridge, and she even filled that empty space.  Nobody even noticed there wasn't a fridge until they looked at the disclosures! =)Once the pictures were posted on MLS, the place was flooded with buyers.  The open house was packed.  We even had an offer before the first open house just from the MLS photos.  Every offer came in at over asking price.My agent and I toured other properties to see what the competition might be.  Luckily because of the AWFUL staging from other companies we quickly realized Yvette made my home ONE OF A KIND and there was absolutely NO competition out there and that is also the feedback we received during the open houses. I originally found Yvette/Let's Stage It on Yelp. Wow! Her staging is innovative, creative, and the Buyers really respond. I've used her on two properties already, both selling for way over asking. She has a great personality as well, which makes her a pleasure to work with. Flexible, and full of great ideas! And really a master at what she does. I'm about to review offers on the condo that Yvette staged for me.  My In Box and Voice Mail are full.  I'm facing massive interest and everybody is insane about the way our property looks. Realtors love it.  I'm not a realtor, but a the wife of the homeowner.  This was my husband's bachelor pad before we married.  I asked hubby for some leeway in deciding how money would be spent on the sales process. Yvette was a key part of my "Master Plan" to put money into the look and feel of the property, in lieu of more help on the transaction.  I have an experienced r/e atty. to help on the back end as needed.So my plan was to AVOID paying 6% to 2 agents. But instead I opted to pay buyer's brokers their full 3% and use a discount MLS service on my end.  I wanted to see if we could squeeze a good result out of putting more $ into a light remodel (modest by Bay Area standards), then STAGE the place to the hilt. I wanted people to go "Whoa - I want this one! Now!"  Guess what?  It's WORKING.  Agents and their clients are crazy about this property because not only is it priced well, but it shows like a dream - that's largely Yvette's doing.  Sure, my remodeling and design choices were smart and modern (go me, etc.), but let me tell you... without staging we would NOT be getting the giddy, crazy, high-impact feedback we're getting.  The offers are pouring in.STAGING WORKS and Yvette's staging is fabulous and well priced.  She works hard, she supervises her crew carefully. Her work is artful, tasteful and the lady herself is a great pleasure to collaborate with.  I've read some odd reviews on here about Yvette's company and a couple of them just don't make sense. I have no previous relationship with Yvette Thoma but everything I see tells me she is responsible and 100% professional. She's got a tremendous work ethic, she stages with high-grade, high-style furnishings. Even her art is good.  And I have zero worries about her crew or their behavior. (Indeed her lovely son accompanied her and he was a fresh-faced, hard working college kid helping mom during his winter break. Nice kid. Nice family).I'll use Yvette again in a heart beat. So far, her staging is making that magical difference between "good offers" and "OMG, honey can you believe what they're offering?"  (Coupled with letters that describe how they didn't want to leave the place... but move right in, just as it is.).  Staging works.  Yvette works.  Her prices won't kill you. You can trust this lady. Let's Stage It has grown so well and Ms.Thoma, the owner, seems to know exactly will make a place look VERY ENTICING.She took our nice 3 bedroom home a made it look like it just popped out of the box.  In this economy, we felt it would be better if she staged it with a fresh look rather than our trying to refresh it ourselves.The sum total was larger than all the parts.  Can you believe that evena fresh bouquet adds to the environment?Our home sold much more quickly than we hoped.VIVA Ms. Thoma and Let's Stage it. Initially we were skeptical about the services of a 'stager', but after talking to Yvette and seeing how she would transform our home into a dream house, we became convinced that it was the way to go. And were we right. The house was seen on two different days by many people, buyers and agents alike, and many remarked on how lovely the house looked. I just bought a house and needed help sprucing it up. I had a lot of ideas and picture clippings, but needed help putting it all together. Yvette drove up to my house and we instantly connected. She has a lot of experience and is knowledgeable about a wide variety of topics: from faux painting, wood finishes to eco-friendly accents. She listened to my ideas and how the room would be used; she did not force her 'ideas' on me like most designers would. She was also practical and understood that I didn't have a million dollars to spend on decorating, so she offered items that were within my budget. Another major plus was the fact that she was not affiliated with any one company. As a result, she wasn't pushing me to buy from any company. In fact, she shops online, designer showrooms, brick and mortar stores etc. By the end of the day, we had selected colors for different rooms (including accent walls), identified furniture and furniture placements, and picked decorative pieces.
