My husband and I recently worked with Vince to purchase our first home in DC at the recommendation of friends who had also purchased their home with his help. Wow, how glad we are that we took their recommendation! We can't imagine having worked with anyone besides Vince. From start to finish, he made every step of the process as stressfree and painless as possible. As first time homeowners in a very hot market like DC, it was comforting to work alongside with someone who listened to us, spent time educating us about the DC market, and who we felt had our best interests at heart. He was easy and efficient to communicate with via email, flexible with scheduling home visits, and responsive to our questions/requests. When it came time to visit potential homes, Vince listened to our preferences/requests and matched us with homes that fit our criteria. While visiting homes, he also had a very relaxed approach and at no time did we feel pressured. Vince is a wonderful agent. He is patient, knowledgeable, kind and a true professional. He helped us get our heads wrapped around all of the different areas in DC; he really knows the DC market! Vince is fantastic!  My partner and I have been on a house search for over about a year and finally committed to purchasing a home this year.  In January, we stumbled upon Vince and were very happy we found him.  From the beginning he got to know our needs and committed to finding the perfect home for us.  There were times when we changed our minds on what our requirements were and he was very flexible and accommodating.  What I truly appreciated was that he never pressured us and he was always there for us.  In April, we finally found a home we loved. Vince Hurteau is a DC real estate gem and a heck of a nice man, too. I luckily stumbled upon Vince way back in 2003 when he helped me by a diamond in the rough row house--below asking price--during the bubble--a block above the U Street Corridor. He also showed incredible knowledge, verve and class at the closing on this property when things went awry. Vince made sure I received the credits I was due and stuck by me for nearly six frustrating, nebulous hours, shepherding me through my first purchase, maintaining poise and good humor the entire time. He was patient while I was looking to buy and remains accessible and helpful whenever I have a real estate question. I just closed on a house Nov. 30 with Vince's help. Let me tell you about Vince first by telling you what I think about most Real Estate Agents who I've met in the past. Most of them strike me as people who didn't know what else to do with their lives so they chose Real Estate, where, in an up market, even with  minimal effort they could bring home a nice chunk of change.Then I met Vince and learned what a Real Estate Professional could be. Vince is made for this position, he's been doing it for more than 20 years and he's always been in DC. He knows the ins and outs of the process. He is a tireless advocate for his clients and he knows every single block of the District of Columbia. If you are buying in this city there is absolutely no one better to hire. Vince is a Real Estate God and nothing less.  I met Vince when I moved to Washington, DC in 1993, bought my first house with him in 1998, sold it through him in 2004 when I moved to Colorado, and just bought again now that I am moving back.  Every time I speak to Vince he is happy to take my call and always provides the most excellent feedback and guidance.  Vince knows the DC market like the back of his hand. He also takes the time to understand his clients' tastes, needs and style. From the beginning, Vince has gone out of his way to make certain I was in a home that I loved and could afford.  As a first time home buyer back in 1998, I was pretty nervous about the process and uncertain about what or where i should.  Vince took the time to walk me through the process and showed me what was available. Ultimately I didn't like anything we looked at. After spending more time talking about what i wanted, I got a surprise out of the blue call during lunch with friends the next day.  It was Vince. "A property just went on the market that is exactly what you are looking for. You need to go right now and be ready to make an offer because it is going to go very quickly." Vince was right and I moved in to my dream New York Style Loft apartment.  I swear he must be going through listings in his sleep but that is the kind of personal attention Vince shows to his clients.Fast forward to 2011, Vince spent nearly 48 hours with me when I flew in to look at homes/condos. He knew we had one weekend to find a place and knew of my determination to find the right one. He took the time to pick me up from where i was staying, then picked up my Mom the next day so I could get her opinion as well.  While she and I liked a few, none really sang to us. Vince got a gleam in his eye and said: "I have an idea." Long story short I will be closing on a beautiful new Town home at Chancellors' Row.  While i was filling out paperwork Vince took my Mom to Union Station to catch the train back home.Both of these stories are truly quintessential Vince. He cares about your happiness, he provides personal attention, he's always on the ball, he's gracious, courteous and always has a smile on his face. Oh, and as someone else said, he's a real estate geek - the guy does really know every property in DC like a machine.  Vince is ONE OF A KIND. Until working with Vince, I had always been very skeptical about the value of working with a realtor vs. going it alone. But holy cow, I have to say that Vince is amazing. I met Vince through a friend after being really disappointed by Redfin and another few realtors who I talked with. I was struck by the depth of his knowledge, his work ethic and his total sincerity. He didn't push and didn't overwhelm me, and he really listened and had huge amounts of knowledge and insight to share. After we'd looked at properties for a few weeks and narrowed down exactly what and where I wanted to buy, Vince reached out to the owners of multiple homes that weren't even on the market in hopes of turning up the house I wanted to buy - what an above-and-beyond-the-call-of-duty thing to do! And when I finally settled on a beautiful home in Cleveland Park, Vince made sure that the offer and the transaction were smooth and that my needs were always met.  Vince added so much real value to my home buying process. We dumped another realtor and got set up with Vince Hurteau, the main broker / realtor at Continental Properties.  More than any other realtor I've ever met, Vince WORKED HARD and was BRILLIANT throughout.  He's a total real estate geek, knows the DC market in and out, and has an incredible working knowledge of obscure historical facts about this set of 20th St row houses, or the depth of foundations on that wide of Wisconsin.  He has an insane memory for when properties last sold and for how much and why, and how the closest were arranged last time he toured through the house eight years ago.  Sure, any of us can look up history online thru Redfin or Zillow, but the sheer mass of Vince's history and knowledge adds such an amazing depth to the buying process that it would have been impossible to do as good a job without him.  (Apparently he grew up sketching floor patterns and going to open houses as a kid -- he's always loved it.) When it came to negotiating a contract, we'd been outbid on four DC houses before and were getting tired of losing with other realtors.  Vince knew exactly how to hone the offer to make it what the seller wanted -- not just the price, but all the other things.  He 100% made the difference between getting the house and not.  Compared with a discount broker who will offer a few thousand bucks off at closing, Vince made such an incredible difference and earned his share and much more. Vince is a terrific realtor who draws on decades of experience in his trade, and I benefited directly from the insight of his expertise as a prospective buyer in the Dupont/Logan Circle area of Washington, D. C.  In addition to being deeply knowledgeable, Vince is also quite personable and conscientious in his client relations.   Although it turned out to be too soon for my partner and I to commit to Washington, DC, Vince found some really wonderful options with the location and amenities we value.  He used a handy online MRIS Listing service to send new options that surfaced on the market each week, annotating them with his perspective on their attributes or relative pricing.  We liked one home in particular, and he patiently indulged three visits to check it out.  Vince also helped illuminate the blindspots of a new buyer by pointing out liabilities or hidden upside potential for certain properties.  As a local resident, Vince has block-by-block (and in some cases house-by-house) familiarity with the Dupont & Logan Circle neighborhoods.  His professional experience with other realtors active in the neighborhood also helped him have some foresight about properties not yet on the market that could be of interest.  He also offered helpful advice about securing pre-approval for a loan as well as different bargainning approaches to consider.I do look forward to returning to Vince whenever the stars align for me to settle down in DC.  Working with him helped me save time in the search while focusing attention on opportunities and benefits in each potential transaction.
