I love the challenge of making great real estate images that are both inviting and realistic. My goal is for each of your prospects to declare 'This home is exactly how I thought would be from the pictures.'

The purpose of real estate sales imagery is not to take a 'perfect' picture; but to create an accurate impression of the space. If I artificially light the room to eliminate every natural shadow, your prospect will say 'I thought this room was brighter with much more light.' I truly enjoy making each shot straight, balanced, informative as to room size, with accurate colors, and realistically bright with predominantly natural lighting.

I will create your images to elicit a 'This is perfect for me!' response before they schedule a showing; and to maintain or reinforce that 'Perfect for me!' response after the showing.

At the dawn of the digital photography age (20+ years ago in 2000), I saw an opportunity to publish a printed rental guide and website that was basically a MLS for rental homes. I gave renters a wealth of information compared to the newspaper classified ads. From day one, I was proud that my pictures that were superior to the typical Realtor home sale photos. Long ago, I learned that rental prospects loved online floorplans as much as interior photos. When virtual tour panorama cameras supplanted shaky videos, I realized that housing was now at the dawn of online purchase decisions (physical sight unseen).

A couple years ago I started creating the full sales package (still photos, floorplan, and virtual tour) for my rental owners at $600 per unit. Then our daughter gave birth to a set of triplets living in Dallas; and it immediately became time for my wife and I to leave the Midwest and make Dallas our home. I am looking forward to helping DFW housing owners get under contract faster at a higher price with beautiful and effective images.

Over two decades of experience with digital images for real estate marketing totaling over 10,000 residential photo shoots. I shoot the on-site photos and personally process them to assure accurate illustration of the color, lighting and room size.

I have been taking digital photos for real estate marketing since the early years of digital photo technology. My first digital camera was a Sony that took 1MB photos on a 3.5 floppy disc. I have owned and used the newest versions of Adobe Photoshop since 2000 and purchase an updated Canon DSLR cameras every 3 years.

My entire career has been in real estate acquisition and development, financing, management, and marketing. I graduated from the University of Wisconsin with an undergraduate social psychology degree focused on the marketing science of decision-making and persuasion; and my MBA was in real estate development. I understand the housing consumer decision process better than any other photographer. More importantly, I spent two decades appreciating exactly how accurate imagery enhances that process.

I will give you imagery that sparks and reinforces the 'This is perfect for me!' response to get you under contract ASAP.

Shooting your imagery requires an onsite visit to your property.

However, I can do two imagery tasks remotely: (1) Draw a professional floorplan based on a to-scale graph paper sketch with all location dimensions for all wall, door, window, and fixture placements. (2) Enhance (brighten and straighten) a set of existing digital photos of your interior.

I have had both Pfizer Covid-19 original vaccines and the Pfizer booster shots. I will wear a KN95 mask to the customer's home if requested.

Services

The two most frequent prospect questions or complaints about real estate photos are:
(1) The walls are not the same color as shown in the photos?
(2) I can not see how big this room is.
I avoid these problems by:
(A) Individual photo color processing for natural light, true-color images that preserve the subtle light colors and the deep richness of the dark colors.
(B) Including at least two photos of every room to show all four walls in perspective.

The base price is $150 for a beautiful set of natural light, true-color interior and exterior stills for the average 2-bedroom / 2-bathroom home consisting of up to 10 photographed spaces (named rooms or areas) with at least two photos per space. Each additional space adds $15 to the base 10-space price.

I create a virtual tour that lets your prospect experience a virtual reality visit to your property. The tour automatically starts and plays as a video walk-through with at least two perspective views of each room (entry look-in and far corner look-back). The prospect can take control of the tour at any time with their cursor or finger to turn back and look around, or to control the entire tour movement and room progression. The virtual tour price is the final Still Photo price minus $50.

All three of my children sold their existing homes and bought new homes in 2021. Every property sold or bought included floorplans in the sales imagery package. I can draw an accurate, to-scale floorplan with room dimensions and resize the floorplan image to display properly on whatever listing websites you use. Detailed and dimensioned floorplans allow the prospect to see how the rooms flow, and answer any furniture fit questions. The floorplan is the newest prospect expectation after the virtual tour. The floorplan price is the final Still Photo price minus $50.

The key to online real estate marketing is full information. The images and the written text need to answer virtually every question your prospect might have about the property. After 20+ years and 10,000 writing specific unit descriptions, this is second nature to me. When I do a complete image set for you (stills, floorplan, virtual tour, and brochure), I will assure that all the typical prospect questions are answered. The most successful Realtor I ever worked with said to never let a prospect leave a showing empty-handed. I can design a best-in-class handout for your home. The graphic design cost ranges from $100 for a 8.5x11 flyer to $500 for a multi-page bound booklet.

When the home is vacant with empty rooms many people consider physical staging necessary to present the most marketable presentation of the space. However, the cost is extraordinarily expensive averaging about $500 per month for each staged room. Fortunately, virtual staging can accomplish the desired effect for a very affordable price. Tasteful digital furnishings can be added to empty room still photos. The virtual staging cost is only $15 per still photo.
