Q&As

1. Consulting Municipal/County Code to understand Zoning Requirements for their property, some municipalities require at least one covered parking garage for the main house, some others let you relocate parking spaces on uncovered area and some of them don't require any parking for your property.

2. If you're allowed to do the conversion then if will be changing from "inhabitable space" to "habitable space" and it now has to comply with existing setbacks of main house, sometimes it means changing the structure of the existing garage space to accommodate the new habitable space, sometimes there's no changes because it falls into the existing setbacks.

1. Site Survey (photo-documentation of existing conditions and measurements of existing house and lot)

2. Research of Zoning, Occupancy, Easements, etc., in collaboration with the City or the County before starting the project. This give us the information necessary of what's allowed to do and what's not, letting us save time and money during the design and permit process.

3. Design: with or without client involvement (client's decision)

4. Development of plans for permit

5. Permitting process

2. Site Survey (photo-documentation of existing conditions and measurements of existing construction and lot)

3. Research to comply with Municipal/County Code (mostly in commercial properties)

4. Design: with or without client involvement (client's decision)
When client is involved there's meetings to review design progress and make any necessary changes before delivering the final product

Solving.

I take a project and I study it until I come up with the best solution based on what I gathered, seeing the client happy with the results is the most satisfactory thing for me.

When I decided to study architecture I did it because it involves so many disciplines to solve different projects and you have to put time and love to come up with something that is functional, beautiful and makes you feel comfortable when you are there.

Doing things different, little by little create a studio that offers a solution that really covers for everything the client needs/wants. Invest time and passion on every project and inspire to create things differently.

I will give your project the importance that it has for you, because every project, as little or as big, is important.
