The owner is extremely nice and communicative. The cleaner showed up on time and busted her butt to get our house in top shape. We had a lot of soap scum build up on our glass shower doors, and now they're like new!! So so happy with the service and very reasonable price. More...

This review and recommendation for Brisa Dulce Grajeda and her cleaning services is long overdue. I moved out of a condo in Sunnyvale and into a townhouse in Pleasanton a little over a month ago. Even though Pleasanton was out of her service radius, she made it work, even with our tight moving schedule, because the contractors took a few extra days than originally thought. We had been living in the old condo for 5 years, with a very hands-off but thrifty (cheap) landlord. He always sent 2-3 people to come look at any kind of work so that he could get the lowest estimate (which meant I had to be home for all these estimates...). So I knew he would be nickel and dime-ing us for our security deposit. And of course, he DID! He deducted from our security deposit for re-carpeting because it was "too dirty" and charged us for new paint. He sent us an invoice with these costs with a check for the remaining deposit. I told Brisa what our landlord said, and she jumped into action. She told me that in her experience as a leasing manager, the carpet and walls that she observed in our condo was NOT beyond "wear and tear" and that he can not charge us for these items. She also told me that if he had a problem with her cleaning job, she would defend it and offered to talk to him. (He complained that it wasn't clean enough and he had to pay someone else to do it over... ) She also informed me that he needs to show me itemized receipts of what he actually paid, NOT invoices of all the deductions. Who is to say he didn't just make up a company invoice with these costs? Needless to say, I mailed him copies of these tenant laws that state he needs to provide receipts, and that he can not charge us for "wear and tear" or a new paint job after 5 years of living there. He responded back and I was able to get almost $1000 back on our security deposit. Brisa was knowledgeable and responsive to all my inquiries even AFTER her work was done. She looked over the invoice my landlord sent me and told me what was legal and what was not. I highly recommend her for your move-out cleaning so that you can get your security deposit back.
