First of all, I need to commend the owner of University Terrace Apartments for taking an interest in his property and bringing it up to par and ifs original glory. We've had several property management companies and Beyond is by far the best. They hired Desirea Johnson who is always there when we need her. She's professional and really cares about our property and also about the tenants. We are extremely lucky to have her. They are doing some much needed upgrades to the units in order to bring it up to standard. I believe that when all of the improvements and upgrades are dine, this will be an amazing place to live. The rooms are huge! But again, with Desirea coordinating everything and her professionalism, i don't think the other property managers could have pulled off such a huge undertaking. Sandy is the best! She has always been great but really showed us her knowledge and experience while dealing with a recent emergency. We had a flood in our home a week before Christmas and had to be packed out and vacated for 90 days. Sandy helped us every step of the way and even took the time to jump on the phone with insurance when I was having issues. As much as this has been a pain, she has been great. Very on top of things, transparent and compassionate. As a tenant I have felt in the past that Property Managers most often favor the home owner verses tenant and Sandy has changed my perspective. Been renting a 3BR townhome from BPMSD for over a year now and have had great experiences. Recently, our hot water tank crapped out, and it only took ~5 hours from the time I started the service request to the time we had hot water again! Great communication and speed to resolution from Ana on this one. They also have the great pleasure of working with the HOA that manages this property, for which I feel sorry for them because this particular HOA is a huge PITA. When it comes to full service management we have everything you need. Our team understands the importance of preserving real investments and at BPM we ensure you get this hassle free. With only an 8% service fee of your monthly rent ($125 minimum) you leave the resident hand holding at the door. Our team offers contract negotiations from start to finish, 24/7 maintenance, bookkeeping, move in and move out, plus much more.
We also understand that full-service management might not be what you are looking for, however, finding the right resident can sometimes be the most difficult part. We offer our resident placement service for half of the first month’s rent (minimum of $750.00). We want to make sure that we eliminate any gray area and ensure that everyone is on the same page before a lease is signed. We believe in creating a “Win-Win-Win” approach.
Get the Lease Signed by all Parties
We understand that California is a very litigious society. Therefore, we need to make sure that all t’s are crossed and i’s are dotted. We understand that having a thorough lease is paramount to ensure everything is spelt out from beginning to end.
Rent Collection
Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Monthly Direct Deposit of Owner Funds
We make sure you get paid on time, every time. You no longer have to worry about rent showing up in your bank account because we take care of everything so you don’t have to.
Owner draws are paid by the or 10th of every month. We understand that you have bills to pay.
