We hired Bailey's to provide our reception tent, catering tent, generator, and heaters for our outdoor wedding. We were married in November at Blue Hill Farm in Waterford, VA.
Everything for our day was outdoors and the temperature was a major concern of ours. So we reserved heaters and walls for the tent and just trusted the professionals.
Bailey's was passed on to me as a referral and they drove from Southern Maryland all the way out to Waterford, VA for our wedding. They delivered and picked up exactly when they said they would, they put everything where we asked, and didn't leave until both we and the venue owners were satisfied.
The crew that delivered the tent was absolutely delightful. They wanted to do whatever we needed to give us the perfect vision of our wedding and were committed to getting it right. They were polite, professional, and knowledgeable. They showed me how everything worked and gave me their information in case I needed anything.
This tent and this company was EXACTLY what we wanted. I never thought I'd be writing a rave review of a tent company, but seriously, I could not have been happier with these guys. Thank you all SO MUCH!

Bailey's party rentals had everything I needed to rent for the wedding. I was able to get a large tent from them with lights strung inside which was so cool at night. They were able to set it up a couple days before the wedding! The also were able to have an arbor built for my wedding! I loved it and it was the perfect piece for my ceremony. When you host an event with many moving pieces (a wedding and reception at a location not near your home) you really have to depend on the services of companies you are not familiar with. We chose Bailey's Party Rentals strictly on other's excellent recommendations and have not been disappointed. Bill Bailey and his team are absolutely wonderful! I rented a sailcloth tent, deluxe restroom trailer, lighting & dance floor from them for my wedding. The tent and dance floor were gorgeous and the restroom trailer was more like an adorable mini-house that looked like a luxury hotel bathroom on the inside. Bill and Joel were extremely accommodating and made sure that I had everything I wanted; I had several antique chandeliers that I wanted hung in the tent and they went out of their way to figure out how to hang them exactly how I wanted them!! We used Baileys for a wedding on 5/21. They provided a Navi-trac tent with side walls, a smaller side tent, tent lights, dance floor, tables, wooden farm tables, and fruitwood chairs. They were very helpful when determining what sized tent(s) to rent as well as working with us when we had to add side walls the day of delivery (due to pending rain on the day of the wedding). The tent and tables, etc. were great. If they hadn't been willing or able to add the side walls days before the wedding, the wedding would have been completely wet and miserable. Instead we were able to transition everything into the tent to work around the rain. I would definitely recommend them to others! More...

This venue has a MAGNIFICENT view. The outdoor ceremony space is on a bluff overlooking the Potomac River. It has a gazebo for the ceremony itself.
The deck with a pergola is ideal for the cocktail hour and there is a large dining room with floor to ceiling glass to continue to enjoy the view.
Many guests went outside as dinner was being served to catch the gorgeous sunset.
There is a bride's dressing area with a bathroom upstairs.
The staff worked closely with us on menu selections and provided selected wines rather than the house wine.
I would not hesitate to use them for another event or recommend them to others.

Crab balls were a hit and the fried chicken was amazing. Staff was beyond helpful washing and storing each of my individual dishes used for the event. I was not thrilled that we had to pay as much as we did for the alcohol and then have it packed up in their vehicle and I did not appreciate that they did not take care of the trash, but the food/bar outweighed those aspects. We received so many compliments from the venue site and we absolutely loved how beautiful the view of the water was. We hope the pictures taken will show the beauty of this venue.
Have to admit, I was a little nervous about the catering (since I'm not from Leonardtown) and we couldn't sample the food. But, I was reassured by everyone in the area that the Bailey's know how to make the best food. Amazingly, we were served our food on our wedding day and I fell in love. We had the stuffed ham and chicken divan. The chicken was my personal favorite along with the squash casserole. Our guests loved the food and many went back for thirds!!
