We had a fantastic experience using American Grade construction for our bathroom remodel and other projects. Brandon is amazing! He not only helped us with the remodeling our bathrooms but also with designs and gave us constant feedback on ideas.  He is open to ideas and innovative projects. I hired Brandon for a full bathroom remodel and it turned out great! He was super communicative and responsive, and did a high-quality job (which was most important to me! ). He's clearly a skilled plumber and the tile work was great as well. As always, these things take a little longer than expected, partially due to city inspections and my own desire to add new features and such. If you're on a tight timeline, I recommend being mindful of what might impact it and likely expect a few extra weeks on the back end as there's often surprises.Brandon and Isidro were both great, and my neighbors actually commented on how respectful and nice they both were - which was awesome to hear :) More...

Brandon was hired to hang a pot rack for me. Man where do I even start? Found this company through yelp and after talking to Brandon he was super helpful and really nice compared to all the other contractors I had spoken to. He explained his pricing and seemed reasonable for the work needed.. prices were super fair so that why I decided to go with them. Brandon and his crew were super on point and had all the materials before demo started which was very nice because I wasn't out of a bathroom for a long time! We encourage the home owner to check with their city building/planning department for ordinances regarding garage conversions along with a rough costs for all fees that are required. The second step is to brush up on California's ADU (additional dwelling units) laws recently passes. Other the the red tape required by their city and state converting a garage isn't something difficult to do. Adding any bathroom, wet bars, kitchens in the garage will increase your labor price significantly.

Here are the steps involved: approved city permits, insulation, proper attic vents for cooling, framing garage door opening, electrical, drywall, paint, and flooring. To add a kitchen or bathroom add: cutting concrete/subfloor, tapping into main sewer line, underground plumbing, maybe increasing main water street tap. Additional costs some home owners may encounter have to do with having to upgrade their water line tap from the street to the house. Older homes have a 3/4 water pipe tap which sometimes needs to be increased for additional bathrooms, kitchens, and wet bars. This is something we would calculate. We will also look into your electrical panel for adequate amps and breaker spacing for additional electrical outlets and lights in garage. If you have an older electrical panel you may have to replace the panel in rare instances.

Loft conversions are a lot easier than garage conversions. Since your loft is already confined within your home all you need is some light framing work, electrical work, drywall, paint, and adding a door if you don't have one. Though if converting into a room the city will require your room to have a a/c and heating vent, and window for egress.
