As one of their tenants they are horrible. You can never reach them during business hours. If you leave a message no one will contact you back. After hours are the worst. I need a new refrigerator and dishwasher. I’ve called the emergency line due to refrigerator is going out and so far no response from the property manager. I like receiving the monthly printout. I also appreciate that the unit was checked for additional special electrical plugs that were needed near incoming water pipes. I am also glad that the rent was increased. This something that I wanted to do, but was afraid to do it out of fear that the tenant would move out Other than being late with the rent payment at times, she seems to take care of the unit My son and I took the tenant 3 furnace filters April 2015. The entire staff at Alpha Property Management do a fantastic job. We have been with APM for over 15 years and they have managed our property great. We have had a few bumps in the road as all rental properties do, however, APM has worked very closely with us to get thing fixed and the property re-rrented. I've been a client of ALPHA PROPERTY MGMNT for about 20 years. That, in itself, speaks for the good working relationship we have had. There have been a couple of incidents that required some negotiation on our respective parts, and we have resolved a couple of lean years, so that now the current relationship is a happy one, and very successful. I am especially appreciative of Raleigh Hellwig's monthly reports which are so nicely detailed...and are a tremendous help especially at the end of the year in preparing for the tax season. If I had any suggestion, it would be that I would like to receive--in addition to Raleigh's monthly report--a short resume of 1-2-3 sentences or paragraphs of that month's overview of the Sacto market, and/or any review of the relationships with any of the tenants. Since I am disabled and unable to actually travel to Sacto,, I am very dependent upon the oversight of Alpha. A good working relationship!! More...

I have rented more than one home from this company for over 9 years and they have always been awesome to rent from! They are very polite and professional and always answer any questions I have without any BS. Their staff is helpful and always gets back to me in a timely manner. Their maintenance staff is also very helpful and accommodating with repairs I have needed in the past. I'm not sure what these other people are complaining about on here, but I have NEVER had any late fees or other fees that I have not honestly owed. As long as you are honest and pay what you owe on time, it's never a problem. The few times I have had to pay my rent late, I paid the late fees as well and they have never harassed or bothered me in the least! I believe this is a smaller family owned business and I have always had great interactions with everyone that works here! I have referred numerous friends and family members to them that have also rented homes and are very happy with their professional service! I would definitely rent from them again and refer anyone who is looking for a great rental experience! They have always followed through with anything they have told me they would do, and always let me know what is required of me to keep in good standings with them. After each tenant, Sally and her team did a great job at getting the property rent ready and selected good tenants. I read Alpha's reviews here on Yelp and as an owner, I'm actually glad that Sally is tough as nails. Some might say she's too tough, but I like that about her! She definitely prioritized our interests, made sure our property was well taken care of, and that tenants paid on time. When it came time to sell the first property, Sally did a great job at making the property ready to show. I feel that this was above what we agreed to in the contact but she was happy to do so. We're in escrow for our second property and the process from eviction to completing construction was easy. There's a lot involved with owning investment property and Alpha PM made owning investment property "set it and forget it." The peace of mind from Alpha is priceless!
