My husband and I worked with Lane Williams Architects for a major remodel of our Seattle home. Lane was recommended to us, and we were drawn to his sleek, modern style. Lane and his associates were meticulous, and in constant contact during all the phases of their architectural services. Lane went out of his way to personalize our project and work within our budget. His attention to details large and small was unmatched, and we appreciated his follow-through during construction. LWA is AMAZING.

We chose to do our custom home remodel with Lane Williams on the recommendation of a friend. We were completely naive to the process and had only a few basic ideas about what we wanted to do. Lane and his team guided us EXPERTLY. They thought about the big picture, but also the small personal details that made it OUR custom home. Throughout the entire process, we were so glad we had chosen an architect that stuck with us and did not just hand over the plans to the contractor. Lane was our advocate every step of the way, looking for crucial details we did not even know to look for. The guest cabin for our beach house in the San Juan Islands is our third project with Lane. The first was a very successful major remodel to our home in Medina. The guest cabin on the other hand was a low budget, family project where we acted as the Owner/Contractor and completed most of the construction ourselves, a very modest project. Lane's contribuiton to our thinking about how much space we needed and how we would use it was critical, he led us to a much different place than where we started. The final design consisted of two bedrooms, sitting room and bath totaling 600 sf. Lane's team provided a permit ready set of plans, on time, at a modest cost and responded promptly to issues that we encountered working through the permitting process with the county. Lane Williams Architects designed an extensive remodel of our home including a ~1000 sq ft 2 level addition. Lane had first designed the home 20 years earlier, and there were many aspects of the original design that we sought to maintain, while also tailoring the space to meet the needs of our family. We got the bigger kitchen we needed, plus extra bedrooms and bath, and updates throughout the interior of the house. Lane and his team did an excellent job. We worked with Lane, who designed a stunning modern, yet warm and inviting home on the south slope of Queen Anne Ave in Seattle. Lane took very mediocre existing plans for a spec home, which came with the home we had purchased, and turned them into something special. I had been familiar with Lane's work for years, and was very excited to work with him. We used Lane Williams Architects (formerly Coop 15 at the time) for a house remodel that was completed in 2014. Lane is fantastic at listening to what your needs are, and coming up with solutions that will work well for you, as well as creating a beautiful design. His attention to detail and clear communication were very appreciated. We really liked working with Kellen White (our project manager), and have nothing but praise for him, too. Kellen’s computerized renderings of our remodeled areas were spot-on, and gave us a great idea of how everything would look when the project was completed. I also appreciated that the firm works with you until the project is completed, and it was clear the contractor and the project manager worked very well together. On that note, the construction team that we used (Weitzel Construction, referred by Lane) was absolutely first-class. If you’re undecided about whether to use a contractor that you already know, or one that Lane refers you to, I highly recommend using one of his referrals. They do beautiful construction and are very professional and easy to work with. Upon completion, we were very happy to have updated, space-efficient and beautiful living spaces all done very close to our defined budget. After living with our remodeled spaces for almost 4 years, we still wouldn't change a thing or have done anything differently. More...

Lane is a visionary at transforming mid-century modern properties. We found him (based in Seattle) and were so "wow'ed" with his work that we asked him to work on our home in Southern Connecticut. He worked within our budget (for a weekend residence), always willing to help us find affordable solutions that achieved the aesthetic desired. He is clearly adept at using high-end finishes, etc., but in our case he proved equally adept at helping us meet our budget. He was always responsive and willing to talk through options, and interacted very well with our builder which can be difficult to do 3,000 miles away! We chose Lane Williams Architects after interviewing about half a dozen other firms. We had already purchased a lot in the Madison Valley with a custom home project in mind. After chatting with Lane about the broad outline of the project we were interested in, and the rough budget we were trying to hit, he drew up some hand sketches of roughly what the house could look like. From there we signed a short AIA services agreement and started meeting regularly.

The LWA team put together three possible design directions, each with their own size and flow. We chose design "C" and his staff started filling in details room by room, and we met each week to discuss design progress. Based on the cost profile of projects that were currently in the pipeline, LWA was able to advise us on how design decisions would impact the overall estimated cost and schedule. As the design started to get more fleshed out, we started to interview general contractors. LWA advised us to use a fixed-bid approach, and we had three different GCs bid on the project.

Each of the GCs had done previous work with LWA, and we were happy to see that the GC had a business relationship with LWA on the line with the project, so they would take extra care to ensure things went well. The GC we finally selected, Cambridge Custom Homes had done many projects before with LWA.

LWA is a good fit for you if you're enthusiastic about their portfolio of Pacific NW contemporary homes – there were many design decisions where we felt comfortable letting LWA make decisions about details because we knew it would be consistent with their design aesthetic that we already loved. LWA also provided very sound advice around contracts, working with vendors, and managing the homeowner/GC relationship.

The staff architect that handled much of the day-to-day management of the project is an incredible architect in her own right – incredibly detail oriented, able to resolve conflicts and fantastic design sense.

If we ever build again we would definitely hire LWA again. If you are interviewing LWA and would like to chat about our experience we would be happy to discuss it with you!

Lane had a very good understanding of what we were looking for in a home. It is a view home, and he did a fantastic job of maximizing the view from each room. We are currently wrapping up on our rebuild with Lane Williams and Marlo Brown and have absolutely loved our experience. We actually found Lane through the Houzz website after interviewing 7-8 architects/contractors. Lane's experience, thoughtfulness and ideas made him a clear choice. Lane listened to what we wished for while coming up with ideas on how to stay within budget. The modern design captures our view of the water and sunset, and is finished with very low maintenance materials inside and out. Our four bedroom home has an accessory dwelling unit and a spacious home office and craft room in the daylight basement. I also can't say enough about working with Marlo Brown. She is detailed oriented, has great suggestions and is very responsive. Lane and Marlo followed through on every last detail in building the house of our dreams! More...

They are one of the few firms we work with who provide thorough and accurate drawings along with complete project specifications before the project breaks ground. This reduces schedule delays and allows pricing to be developed up front so there are no surprises later on to the homeowner. Lane Williams helped us build our dream home.

When my husband and I approached the idea of building our own home, we did not understand the full extent of what it would entail. Lane and his team was more than helpful and careful created a detailed plan for us and how it would be executed.

The end to end experience in working with Lane was wonderful. The experience began with the vision of what the house would look like, to the cost analysis, helping us find a contractor and mortgage broker and to the build of the house was a wonderful experience. His expertise, wisdom and most importantly for us, practical approach was beyond helpful. He was available anytime, even with my our busy schedule.

If we were to go on this adventure again, we would hire Lane again without hesitation.

Lane met with us before Thanksgiving 1997. When we met again ten days later he had come up with a design that became the Pt No Pt project. He and his staff tailored process of design through construction to our needs. We were novices. Lane learned our decision making style and simplified the process. We worked with Lane a few years back on a MAJOR remodel, touching virtually every room in our recently purchased house. We reworked the house's layout, among other things removing an atrium that spanned two floors. The project took creative thinking, attention to detail, and patience working with needy clients (us). Lane capably took the lead on all things architectural, engineering and creative. Lane directed us to a fantastic contractor, and the two collaborated just as we'd hoped. We purchased property in the fall of 2014 with the intent of building a new home. After interviewing several architects, we found Lane Williams. He had done a number of homes in the Queen Anne area, and one in particular that we often referenced as the model for what we were hoping to do. We reached out to Lane, and from the first meeting found him thoughtful, respectful, visionary and realistic about the project. His professionalism, team, and portfolio of work made Lane Williams Architects the right choice for us.

During the 18 months it took to design and create our home, Lane carefully took the time to learn about how we lived and to listen to what we wanted over a series of meetings. He then took that information and developed it into something that is uniquely us while representing his well thought out vision. Now just a month away from completion of the project, we're still regularly pleasantly surprised by the details of the home or the way that light occurs in different spaces. It's clear how much thought went into the process and how much he cares about the outcome. It is not just another modern house--it is a house derived from his unique voice as an architect.

In any process like building a home there will be difficulties and unexpected problems that arise. In this area, Lane added an invaluable amount of experience and guidance. He was there with a process and a solution for each issue, often turning the issue into an opportunity for something new. He was a voice of reason and balance in working with the GC, maintaining clear and agreed upon practices throughout. We learned we could always turn to Lane and his team when we had questions about the process or choices we had to make, because he really did have a comprehensive vision for the home that still allowed for our individuality.

We would without reservation strongly recommend Lane Williams Architects. Lane ensured that what easily could have become a daunting and frustrating process was instead 18 months of fascinating discovery about how we wanted to live and how it would come to be.

The first house my husband and I built with Lane received the AIA award for home of the year. Needless to say we were delighted! We built that house on a very small, very steep slope. We also acted as the contractor. Lane was a constant source of resources and remained undaunted throughout a very challenging process . He was also fun to work with . Seven years later we purchased a small building and hired Lane to design a major remodel. We currently live there above my husbands office. After 10 years we still see people taking photographs from across the street....we think it is one of the coolest places in town. More...

My wife and I have had Lane design two houses for us. The original one was one of the first 3-4 he did (in 1986-7), and the 2nd was designed and built in '98-99 (the Cle Elum house). Judy liked his sensibilities and design goals, and his personality and communication skills and methods.

Having two houses designed, it was interesting to experience his growth from the earlier days to the middle of his career. We've not kept up with all his more recent designs, but all the photos show that he has continued to evolve on the more edgy (to us at least) side of modern NW architecture. We gave him more freedom on the Cle Elum house, and the result is an incredibly stunning house that so fits the location and landscape there. I'm amazed every time I walk in the front doors.

He's quite stubborn about the ethos of exposing a building's inner beauty and the materials they're made from. We spent more than we would have liked on the Cle Elum house but the result is great. The glimpses of concrete and steel among natural woods and stone add balance to his designs and helps connect the built environment to both it's environs and the house itself, to enhance the experience of living in his houses.

We highly recommend Lane and his team. We hired them in 2004 to design our home, and we have loved the results. The process was new to us, and Lane helped us through it's entirety, keeping a close eye on what we wanted to build and our budget. Lane designed our home 18 years ago. The essential structure of our home remains untouched since it was first constructed. Despite a few “wish we had done this or that differently”, we still love, love, love it. Just the way it is. The design has not aged. Lane Williams and his team helped us to design and build our dream home. From start to finish, we worked with Lane and his team for approximately two and a half years. We absolutely love our new home even more than we imagined we would. It is modern, elegant, and artistic. We feel crazy lucky to live in it. People unknown to us have stopped to gaze at our house and compliment us on it.

When we were searching for an architect, we were drawn to Lane's work on Houzz. After meeting Lane, and spending time talking and sketching with him, we knew that he was the right architect for us. He was open to collaborating with us and brainstorming with our ideas. The collaborative and incredibly detailed design process yielded a strong and lovely design that did not change during construction and truly feels like our house.

We had many ideas about the type of house we wanted, the features we wanted, and even a bit of the layout we wanted. Admittedly, we did not know what we don't know. Because this house is the result of the one and only time we will build a custom home, we wanted an experienced architect who would NOT let us do something that we would regret. Lane was simultaneously amazingly collaborative and directed. He organized our rough ideas into a beautiful and comfortable home. Our home has features that Lane suggested and designed that we could not have imagined. These same features feel essential to us, now that we have them.

Lane also has a tremendous team. We could not imagine going through the design process without the 3D model to help us visualize what our house would look like. Trevor, who was a part of our team, was a complete pleasure to work with.

We would recommend Lane Williams and his team to any friends, family, or acquaintances without hesitation. We are thrilled with their work!

Lane took care of all the aspects of home renovation from the get-go by providing resources of all sorts (from a very professional builder like Paul Murphy to referrals on any areas related to home). Its amazing how he can build multi million home renovation but still help realize me and my wife's dreams of a 200+sq ft addition - after a year we continue to be excited by our courtyard and new master suite! We just moved into our brand new home, designed by Lane Williams. It’s modern, highly functional and highly livable. We love it. Impressively, it looks exactly the same as the CAD model renderings from the design phase.

Having previously had a new custom house built, we had very clear ideas about what our ideal house could and should be. We wanted a modern design having a thoughtful layout to meet our needs, efficient use of space, built to a high standard and to a defined budget and schedule. A tall order !

We interviewed several architects with the above in mind. Lane had a solid track record of modern designs, understood our design brief, and showed genuine interest and enthusiasm in our project.

Having an existing property, an older home in a great location with fantastic views, we explored design concepts and budget estimates for a major remodel versus new construction. We chose the latter and Lane generated several design concepts for review. We iterated the design with lots of discussion, sketches, probing questions and review of CAD model renderings to visualize the design. Lane was very adept at the interior design aspect. He provided options, opinion and direction having clearly understood our taste. We really enjoyed the design phase of the project.

Lane managed contractor selection, narrowed it to a shortlist of two, and sough preliminary bids (which were very close to Lane’s estimates from the design phase). With our contractor selected, we reviewed the bid and design, then permitting and construction. Our contractor DLH Inc, was impressive, too. Lane worked well with them, was responsible for construction administration, provided new ideas and detailed drawings when changes were requested, and scrutinized change orders and costs.

Yes, it was a lot of work. Yes, we thoroughly enjoyed the process. Yes, we are thrilled with the outcome, a clean modern functional design, yet practical for everyday use, having maximized the fantastic views. Complete strangers stop and admire the house. I guess we are not the only ones who like it !

We very much appreciate the tremendous efforts from Lane and our contractor. Our house is testament to their skills. And yes, the litmus test – we would not hesitate to hire Lane or our contractor again.

I've worked with Lane Williams & Trevor Dykstra @ Coop 15 over the last eighteen months on a major remodel of my modern 3,000 square foot Mercer Island home built in 1970. As I get ready to move back into my home next week, I have to say that they didn't just meet my expectations, they exceeded them.

From the very beginning, I was struck by their respect & appreciation for the original design aesthetic of my home combined with an ability to hone in on the best ways to improve the various parts that didn't work or needed updating. They carefully examined & explained the scope & expense tradeoffs of various alternative designs, helped us bid the project & then pick the right contractor that met our budget & scheduling parameters. Because of their good working relationship with the contractor (Weitzel Construction), they stayed involved & followed through on each and every detail of the work as it progressed.

After hearing so many people moan & groan about their various remodels & renovations, I was amazed at how fun & enjoyable this project has been. Thanks to Lane Williams, Trevor Dykstra & the folks at Weitzel Construction for making it so!!!

Lane Williams is an exceptional architect. I am an experienced developer that has built multiple commercial projects with many architects over the last 40 years and I have always altered their designs to suit my desires. I picked Lane Williams because I liked his modern houses. I also decided that this time I would force him to take complete responsibility for the end product. Not only am I pleased but he has the ability to get into details with my builder and structural engineer. I broke ground less than 4 months after our first meeting and he held the final cost to my s.f. budget. It's a beautiful and very livable house.

If you want the best architect I have ever worked with, hire Lane Williams.

Architect Lane Williams and his team at Coop 15 has designed two projects for me and my partner over the past ten years.
The experience was rewarding, timely, and budget friendly. Lane knows how to make smart construction and visual decisions. His years of experience and clean modernist lines were perfect for us.

Coop 15 was referred to me by several close friends who have worked with them on both large and medium size projects and now we are all fans!

I am currently preparing for my personal home remodel taking a classic 1960's desert retreat to my modernist dream home. I know Lane and Coop 15 will realize my ideals, and I can't wait to see what their vision.

From start to finish, the architects at Coop 15 were available, responsive and gave sound advice. We hired them to assist in a complete remodel (to the studs) of a 1950s rambler. When we moved into the finished house, the project was on time and on budget, and everyone involved (architects, clients, contractor) all still liked each other. This is the only remodel we've ever been involved in, but I have heard that all of those things are fairly rare.

The process felt collaborative, with our needs and visions incorporated into the reality of what was possible given structural, code and budget constraints. Specifically, Lane and Trevor were also just really enjoyable to spend time with; knowledgeable and experienced but also accessible and easygoing. In the design process, we were offered several different versions that addressed our remodeling goals and able to evaluate the designs through 3D modeling and really beautiful renderings. Coop 15 was invaluable during the contractor-selection process, introducing us to several high quality builders and talking us through the bid and evaluation process. They helped us find a great contractor whose low bid allowed us to make some more indulgent choices when it came to materials and appliances. Lane is a great architect, with strong vision and style, but he's also a really nice, respectful person. This felt true in our client relationship, and also was observable in the rapport he developed with our builder.

And in the end, we love our house. Lane took a pretty uninspired suburban ranch house and made it into a home that feels special, and we feel lucky to call our own. Over the last 2.5 years we've lived in the house, there have been numerous times when we would look at the placement of a window, the scale of a room, the design of our kitchen, and feel really grateful for Lane's taste and vision. In addition, he has been very accessible in helping us address any issues that have arisen since the completion of the project, answering questions and even coming out to check on potential issues we have had with some of the materials and finishes we chose. Going through a major remodel for the first time can feel really overwhelming, and Lane and Trevor made it as transparent and painless as possible. I can't recommend Coop 15 highly enough.

When we purchased our home we had no idea it was designed by the renowned northwest architect Paul Hayden Kirk. When we sought to update our mid-century model home in Seattle's Queen Anne neighborhood, we were looking for an architect who would respect the original vision of Hayden Kirk, and yet bring the house into the 21st century. After interviewing a number of architects, we realized that Lane Williams of Coop 15 was the perfect partner.

Coop 15 Architecture listened closely to us to understand our needs, attitudes and aesthetic. Coop 15 established the vision, and then collaborated with us closely to bring the project to life. The result is a stunning piece of architecture that has been featured in multiple design publications. But it is more than just a house - it is our home, and for that we thank Lane Williams and the talented folks at Coop 15.

We have worked with this Seattle architect twice: one time in 2000 on a major remodel of a Mercer Island home and then again in 2006 after we moved to a different Mercer Island home.

Both jobs were down-to-the-studs custom home re-builds. In each case we worked with Lane Williams and decided that using existing bones was smarter than doing a tear-down.

And in each case we have been thrilled with the result.

We left the first house only because we wanted a more kid-friendly space for our growing family. Even including the money we spent rebuilding, we sold that house for a profit (and just last month I noticed that the second owners sold again and did very well).

Our current house is a modern reboot of a 70's suburban tract home. Our main goals were a kid-friendly house with a lot of light (in winter-light challenged Seattle). We lived in this house for a year before we remodeled, and it is terrific that small and/or dark spaces we barely touched before are now fully utilized.

In each remodel, when we were in the drawing stage and imagining all sorts of additional spaces for the house, Lane emphasized his goal of using existing space intelligently instead of throwing new square footage at the challenge. We found Lane to be a master at efficient, effective use of square footage and light.

We think enough of Lane and Coop 15 that we hired them two times. We wouldn't hesitate to work with Lane and his team again.

We hired Seattle architect Lane Williams and his team to design a modern custom home on a hill overlooking downtown Portland OR. His extensive knowledge and creativity meshed to come up with a most unique home for us and our 2 boys. After having had 10 years to live in the house, we realized that Lane's designs were not only artistically satisfying, but they took practicality into account, as well.

We were on a path towards designing a very industrial looking home when Lane encouraged us towards a modern livable aesthetic. He was honest and tactful in presenting us with design and budgetary options. We were lucky to have had the experience to have worked with Lane and Coop 15.

Several years ago we determined that we had outgrown the configuration of our home. Lane Williams, principal of Coop 15, guided us through the daunting prospect of retaining the vibe of our home while totally changing the interior footprint of the house. Lane has a unique way of distilling the choices and tastes of each member involved in a building project. The system worked beautifully for our family. We love our choices and everything is wearing well.

After we had almost finalized our plan to remodel we began to second guess whether we really liked our house. Lane patiently rethought our project. We investigated taking down the house completely and starting with a new foundation and plan. We also rethought keeping the foundation and one wall but changing everything else. In the end we went back to the floor plan and changes we had agreed to previously. That patience is a joy to work with.

We cannot recommend Lane and his team highly enough. We heartily recommend Coop 15.

We give our highest recommendation to Lane Williams and the architects at Coop15.

Lane designed not one, but THREE homes for us since 1996. The last is our current mid-century modern home in Southern California, which we've enjoyed for nearly ten years. And in the decade since it's construction, its design remains currently and in some ways, even forward-looking.

Lane possesses all you'd want in an architect: talent, passion, integrity, consistency and very importantly, the ability to listen and brilliantly reflect the desires of his clients. No two Coop 15 homes are alike for this very reason.He and his team also do an excellent job of educating their clients and guiding them through the process-- from initial design meeting to final inspection.

The Coop15 aesthetic is modern, but never cold or heartless. The work invites a second look and stands the test of time... kind of like Lane Williams himself.

We have worked with Lane Williams and his team for many years on a wide range of modern remodels and custom homes in many places including Seattle, Mercer Island, Woodinville and Bellevue.

His firm is great to work with, professional, organized and attentive to detail. He has great skill in designing great feeling spaces and at the same time is responsive and quick to make decisions. They are also excellent in educating their client and guiding them through the complete process, design through end of construction.

Seattle’s architect Lane Williams and his team at Coop 15 were very ingenious in creating a vision for a modern update to our 1929 Dutch Colonial home. Lane recommended preserving the historical exterior of the home but stripping away all the unnecessary and dated décor elements. Inside the modernization was complete by moving to an open floor plan, floor-to-ceiling windows, clean lines with no moldings, and functionally well-designed space that works for our family of four. Lane’s design skills and experience were invaluable in selecting finishes and fittings that created the understated yet elegant aesthetic we were looking for. Thanks to years of experience in designing and building custom homes in Seattle, Lane was also very helpful in managing the project through the construction phase and guiding us through decisions on questions that came up long after design phase was complete. As a potential client who had strong aesthetic preferences and opinions, and quite a lot of experience with previous home-building projects, we were extremely pleased with Lane Williams and Coop 15. We have been in our home for almost four years now and I'm still seeing design decisions that I so appreciate. Lane is not just imaginative, but really gets the details right.

His counsel from the beginning was good, and we appreciated his insight (trying to limit the size of the project to what you REALLY need) comes to mind. But he also knew when we felt really strongly about something and listened to our perspective. He's not an architect who just has to have everything go his way. And yet he's not a pushover.

Finally, I'd say we chose him because I think his portfolio of homes shows that while he has a modern sensibility, they are more approachable and livable than just an austere modern home. They are beautiful combination of textures, materials and spaces.

We would work with Lane and his team again.

We embarked on a pretty major 'update' to the interior of our house, no additional sq footage but a complete style upgrade and more functional layout of the house. (additional bedrooms etc), We are in the final weeks now of the remodel and its been a dream, not the usual horror story we've all heard. Particularly impressive was Lanes relationship with his construction company which he recommended. Also impressive the 3d renderings and walkthroughs that helped us get comfortable with major parts of the work, thankyou Trevor.
Lane has great taste and a keen eye for detail, I felt very comfortable with him advising me on the millions of design decisions throughout the project.

Amazing work, great working relationship, highly recommended!

Lane Williams took our dated and very tired looking 1960’s one story, pitched roof home with a daylight basement and transformed it into a beautiful modern home with strong horizontal and vertical planes and cantilevered masses.

Lane's vision for the house really came together when we decided to spend the money to expand the carport to two cars. We were thinking it might not work, but when he showed us the renderings we both just thought wow – it balanced everything out and got us a look that was spectacular. The finished house got great reactions from the neighbors, and it still thrills us when we overhear the bicyclists as they zip by saying ‘Cool House!’
