I-Beam Design

We first find out what your needs and desires are and based on your budget we will come up with a concept design that captures your ideal space and environment.
After surveying the existing conditions, we will provide the following as part of our design services: Schematic Design, Design Development, Filing with appropriate city agencies, Construction Documents, Bidding, and Construction Administration throughout the duration of construction.
We also provide Decorating services to create your dream loft.

We like to understand the full context of who our clients are, their needs, desires, wish lists, hobbies, and how the currently live in their space. What works and what doesn't and what they would like to change. Based on the given information we come up with at least two to three options to consider and upon approval of a concept, we then develop the design further to incorporate the finishes, fixtures, material choices. The drawings will then be prepared for submission to co-op or condo boards for approvals. We will continue with details and specifications and dimensioned drawings to be prepared for bidding by various contractors. The approved drawings will be sent to Department of Buildings to be permitted. Once all government agencies have approved and a contractor has been selected, we will oversee the construction on weekly basis to ensure compliance with all architectural drawings and specifications throughout the duration of construction. We conduct a final until punch list at the end of the construction and get all necessary sign offs.

For decorating services, we work closely from the beginning of the project with furniture layouts that best suits the space, your style and your needs.
We would start looking at furniture options and if they will be custom built or purchased, and will pass on the trade discounts to you.
