Our Property Management Services Cover:
• Advertising – we have implemented marketing plans to ensure your property is leased promptly & with a quality tenant. First impressions count and the advertising process is extremely crucial in obtaining low vacancy days & attract quality tenants for your investment property.
• Home Opens & Enquiries – using the latest technology, Inspect Real Estate, we can provide prospective tenants with multiple time options including after hours and weekends. Owners are provided reports to their email/phone on the spot once the viewing is completed. Our application process is all online and once an application is submitted regardless of the time it commences processing. We aim to have a 24-48 hour turn around time on applications.
• Specialised Leasing - We have a dedicated Leasing Manager focused exclusively on marketing your property, conducting home opens, and assisting with applications. They will be your primary point of contact throughout the leasing process, ensuring a seamless experience until a suitable tenant is secured.
• We do not outsource any of our services. Your our in house team will carry out all aspects of your Property Management from home opens, application processing, property condition reports, routine inspections, day to day management and final inspections. We find this approach fits best for our clients to have one dedicated manager looking after all aspects of your property and who will get to know your property well.
• We have a zero tolerance for rent and account arrears. Tenants are educated from the start of the tenancy on rent due dates, when to pay and what the consequences are for late payments. From day 1 in arrears tenants are followed up and day 2 a breach notice is issued.
• Expect to hear from us! We get in touch when the need arises, we respond to emails in a timely manner, and we also answer our phones when they ring. If we do happen to be unavailable at the time of your call or email, we will always get back to you within 1 business day. We also acknowledge property management is not a 9-5 job and are more then happy to take calls or appointments after hours or on the weekend.
• Knowledge – with over 35 year’s experience in Property Management you are getting the best of the best! Our team is continually educating themselves on any changes to the Residential Tenancy’s Act and completing numerous courses throughout each year.
