Concept Design
The brief is resolved and translated into planning drawings which are finalised with the owners.
Project Establishment
Initial meeting on site to review the scope of works and answer any questions. This will allow us to then issue you a service proposal that meets your specific requirements.
- Pre-meeting online property specific research.
- Identifying any defining obstacles.
- Clarifying what the essential objectives are.
- Confirming the design brief.
- Providing feedback on realistic budgeting.
- Outlining a project specific process.
- Issuing a service proposal, which will include our costs and timings and identifying other costs to be considered.
Feasibility Study
This sometimes pre-empts Concept Design and is a process to determine in broad strokes if the project is feasible.
Preliminary Costings
Documents are developed to allow for preliminary cost estimating/pricing to be undertaken by a quantity surveyor or contractor.
Resource Consent
Documents are developed to allow a Resource Consent to be applied for seeking permission from the Council to construct structures that exceed the District Plan Permitted Rules.
Building Consent - Construction Documents
Detailed drawings and specifications are developed that will allow a building consent to be applied for and for the tendering and negotiation of a Building Contract to be undertaken.
At the end of this stage cost is generally managed by issuing documents for quotes.
Healthy Homes Standards
Assessment undertaken of residential tenancies for compliance with Residential Tenancies (Healthy Homes Standards) Regulations 2019.
Building Consent Exemption
Assessment to confirm that the proposed works will meet Schedule 1 of the N. Z. Building Act and be exempt from requiring a Building Consent
Contract Procurement
Documents are prepared for submission for tender and at the end of the stage, negotiations can be entered into to select a Contractor. Contract documents are prepared for signing by the Client and selected Contractor. At the conclusion of this stage contractual agreement will be made for a contractor to commence construction works.
CONTRACT ADMINISTRATION & PERIODIC OBSERVATION
The project is constructed to Practical Completion allowing the Client to occupy and use the facility. Administration of the construction contract is undertaken by the Architect and this usually includes Periodic Observation of the Contract Works to verify that the construction is generally in accordance with the Architects documents. Observation is a critical part of the Architects service, and is required to complement site supervision undertaken on a continuous basis by the Contractor. Typically and on average 1 site meeting is anticipated per fortnight and is allowed for below.
