Working with Pivot Turn property management helped me out when I was in a pinch. My old roommate was moving out at the end of March. I had someone lined up since January, but last minute he bailed. I was only given three weeks to find a replacement roommate. I reached out to Pivot Turn Property Management to help me find a replacement. I work 24/7 and have a chronic illness that slows me down. Simon and his team were able to vet my new tenant and confirmed income flow so I wouldn’t have to worry about any missed payments. He was also able to draft the lease agreement I needed in order to move the new tenant in. Pivot Turn took over last year but with the same "slumlord" attitude of my landlord. Together they are constantly coniving to not repair anything. The roof has been leaking for 9 years. They finally sent someone yesterday but they are leaving all the wet drywall on the walls and only patching the hole in the ceiling without any repairs. My place is a mess. This was just the last straw. When you have hopes everything will finally be repaired after a call to the city building inspector. But No! They aren't repairing anything. They are not even removing the wet drywall. 1 star is still too much. More...

Seems like they have cheap properties (still charging the most they can for rent) (not safe/not following any rules) just collecting rent and not taking care of a single thing wrong there's families in these houses and they don't even realize the risks involved in living in one of these houses. Even when issues are brought up to them they won't actually act they just kick the ball down the road and hope you forget to ask again. I won't be in your database maybe as a past contractor I've done work on your properties before and I know people living at your properties I've seen in a lot of the units and helped your tenants with flooding, water damage, mold, electrical problems, water problems, pest control. All because you won't actually send anyone to help or deal with these issues. Doesn't matter if I rent from you I'm going to be taking pictures and looking for all my old one's. After dealing with a long vacancy, I decided to hire Simon for his professional tenant placement services. When I hired him, I made it extremely clear that I wanted an A-class, hassle-free tenant.
I explained to Simon that I wanted to take a step back from the investment, and emphasized the importance of getting a tenant into the property who is very self-sufficient. Simon was also given free reins to exercise every precaution imaginable to thoroughly vet any and all prospects. Unfortunately, the tenant he ended up getting is costing me excessive time equity; chronic phone calls, texts and emails regarding matters that are completely outside of the landlord's scope of responsibility, as per the signed lease. I strongly suspect that Simon rushed the leasing process with this tenant, and never bother to sit down with this tenant and thoroughly explain to the tenant what exactly they are purchasing.
As you know in Ontario, if you get a bad tenant, you are literally STUCK with them. In other words, there is absolutely no room whatsoever for error. Simon knew this full well, and still ended up getting me someone who is completely oblivious to what they purchased.
I will happily remove this review if/when Simon rectifies this by making sure the tenant is absolutely clear on what they purchased. However, if you are reading this review, it means that Simon has not even bothered.
If this is my experience, you may likely have a similar experience too.
