Casual Letting (Rentals) and Property Management
Firstly, Thank you for inquiring about our services.
We provide Casual Letting (Rentals) & Property Management services.
1) For Casual letting: If you are simply looking to find a tenant we can do it for you at one flat fee.
Fees:
One week's rent + GST
(NO Letting fees, NO registration/admin fees, NO advertising fees, NO credit & background checks fees)
2) For Property Management Services. Read below:
Please find the list of our services included in your package for the year 2020-21:
• Advertising, letting of the property on enrolment and setting up your property management account. – (Complimentary from us)
• Background, credit & reference checks of all adult tenants – (Complementary from us)
• 3 monthly routine inspections with photos – (Complementary from us)
• Rent Collection
• The rent reviews every 12 months from the tenancy or based on the previous rent rise summary.
• Ingoing and outgoing inspections with photos (Complementary from us)
• Monthly and year-end financial statements. Rent payment date: 7th of each month unless if it falls on weekends or public holidays it will be paid the very next working day.
• Mediation and Tribunal attendance, $20.44 for Tenancy Tribunal Applications
• Smoke alarm services (We can arrange this service for you at no management fees – only pay the Smoke alarm company for their services)
• Insulation services (We can arrange this service for you at no management fees – only pay the Insulation company for their services)
• Meth testing (We can arrange this service for you at no management fees – only pay the Meth testing company for their services)
• Arranging maintenance service on your behalf for the managed property (no maintenance fees of our company - just pay the tradesman)
• Water rates collection service (Complimentary from us)
Our fees:
ONLY a monthly management fee of 6% + GST on all money collected. One fee for all service.
There is:
1) No Maintainance fees (Other companies do charge it on the top of the management fees you pay. like 6% of the maintenance bill, every time something is fixed in the property)
2) No letting fees (every time the tenant changes on the property, other companies charge letting fee equals to one week's rent + GST)
3) No credit check, background check and reference check fees
4) No Admin fees
5) Water rate collection from tenants (no management fees on water rate collection - other companies charge % of management fees on every bill of water rates collection and disbursement.
6) No Inspection fees
7) No advertising/marketing fee.
