Continuing to provide excellent, thorough service to our clients. When our Tenants refer their friends to us who are also looking for rental accommodation you know you're doing a good job.

We didn't start out to be a property manager, we started out buying investment properties and because we couldn't find the company that we liked to manage our properties, we decided to do it ourselves. Other people and our real estate clients saw what we were doing and liked it so much they asked us to manage their properties and it just organically grew.

We are big enough to know our stuff and our systems are state of the art, yet we are small enough to care and have a one-on-one relationship with our Tenants and also our client, 'you'! Please note we do NOT manage air BNB or short-term VRBO rentals.

We can certainly talk to you remotely and via zoom, however, the property is where it is and we like to know the property inside and out, so we'll be the boots on the ground and you can certainly remote in. Several of our clients are located outside of Canada and we are well versed with the CRA tax rules for withholding tax etc and remit on behalf of our clients.

Services

We like to say that we deal with the Tenants and Toilets and you sit on the beach. We'll call you if there's an issue that needs a larger discussion. That said, some of our clients like to known every little detail and that's perfectly OK as well. Our systems are online 24/7 and our owners can log in at their convenience. That includes all the accounting, paying bills, and collecting rents. We handle Tenant delinquencies in conjunction with our legal team and do a lot of the leg work included within our management fee, saving you $$. Of course no one likes to end up with a legal situation and hence our Tenant selection processes are rigorous and detailed. We use state of the art background checking systems to ensure that as much as possible we have confirmed the Tenants ability to pay and as importantly, their conscientious intent to look after your property. Please note: We do not offer short term VRBO or Air BNB type rental services or management.

We do offer a simple, Tenant location service. This process is still subject to our rigorous approach to ensuring the Tenants can pay and will look after your property. This service also includes a listing on Realtor.ca to utilise other Real Estate Agents contacts and clients. Included in this fee is the completion of the Ontario Standard Lease, and our recommended addendums.
