With more than eight years of professional work experience, the studio aims to apply that specialized knowledge and expertise on high-end luxury exteriors and interiors while respecting the restrictions provided by the client including timeline, budget, and site.

Unlike some large firms that transfer smaller projects to junior staff to ‘run with’, we understand the client is coming to the Studio for a specific level of services. Each client receives direct principal dialogue and a high level of principal involvement to meet mutual expectations of efficiency, vision, quality and expertise

Services

Step 1. Initial Consultation:
The process begins with an initial consultation where we will meet to discuss needs, preferences, and vision. The consultation is an opportunity to get to know you, and to learn more about your vision and goals for the space, as well as lifestyle. A custom home should be designed to your lifestyle needs which can also serve as a creative design opportunity. The consultation doubles as a work session where we determine the project scope, timeline, and a rough budget so that I can complete a proposal.

Step 2. Proposal:
After careful assessment of everything discussed during the consultation, and a consideration of the time and resources required to deliver a successful result, I will send you a detailed Proposal and Agreement for your review. This document details the scope of work for the project, estimated design fees, payment terms, and general terms and conditions. Once the Agreement is approved and we have received the design fee retainer, we are ready to begin the project.

Step 3. Site Analysis:
A thorough analysis of the project site survey and surrounding context will inform the design process. I will be considering factors such as topography, orientation, climate, and zoning regulations to help optimize the building's performance and integration with its surroundings.

Step 4. Conceptual Design:
Based on both your requirements and my site analysis, the conceptual design proposal explores different architectural concepts, spatial layouts, and design directions. These initial concepts will serve as the foundation for further development and refinement of the project.

Step 5. Design Development:
Once a conceptual direction is chosen and you have approved the initial layout, I will develop the design further, refining the architectural elements, spatial relationships, and material selections. This phase involves creating detailed drawings from a Revit 3D model, as well as renderings to help visualize the design intent of the final construction.

Step 6. Construction Documents:
Once everything is approved, I get to work on all the documentation needed by the contractor to bring the design to life. This includes working drawings and schedules. I will prepare the comprehensive construction documents off the approved design. The Architectural Construction Drawing set includes detailed drawings, specifications, and technical documents that communicate the design intent and provide guidance for construction. This also involves all of the calculations and documentation required to submit for a permit to a city. These documents are essential for obtaining permits and ensuring that the project is built according to the design intent.

Step 7. Bidding and Negotiation:
If desired, I can assist you in soliciting bids from contractors and reviewing proposals to ensure they align with the project requirements and budget. It is always important to review multiple bids on a project as each quote can vary dramatically.

Step 8. Construction Administration:
I can oversee the implementation of the design plan during the construction phase, and provide Field Reviews which document the construction of the project. This phase largely takes place behind the scenes while you are going about your daily life. Your time is valuable, and knowing that I am handling any concerns related to executing the design plan is a major part of the value that I bring to your project. Throughout the construction phase, I provide ongoing support and oversight to ensure that the project is built according to the design documents and meets quality standards. This may include site visits, responding to contractor inquiries, reviewing shop drawings, and conducting progress meetings during the Construction Phase.

Step 9. Reveal:
Finally, the part we’ve all been waiting for! I’ll walk you through each space together pointing out all the features of the design, and ensuring it’s all in perfect order. During this step, I will also look out for deficiencies that the Contractor will need to resolve. Once all deficiencies are made known to each trade, I’ll send over the final invoice for payment.

Step 10. Closeout:
By now, you have spent some time enjoying your beautiful home! I want to ensure that you are fully satisfied, so at this meeting, I’d love to receive your feedback so I can address any remaining needs or concerns. This may involve making final adjustments, providing care instructions, and offering recommendations for future maintenance and updates to maintain the life of your new home.

Starting with the wishlist, budget, and initial concepts that you have provided, I’ll get to work on the design plan. First, I’ll analyze your design inspiration and I’ll develop concept boards for your review. These concepts will explore different design directions, color schemes, furniture styles, and materials to help you visualize the possibilities for the new space. During this phase of the project, I will also create layout options that optimize the functionality and flow of the space. This may involve rearranging furniture, defining zones, and maximizing natural light and views. Depending on your project budget, I can provide full renders to help you visualize the end result.

Step 4.
Once you have approved both the layout plan and mood boards, I can assist in sourcing out the materials, furniture, and fixture selection for the project. I will help guide you in selecting the flooring, countertops, backsplashes, and wall treatments. I can also recommend durable, and high-quality materials that enhance the aesthetic and functionality of the space. I can oversee all materials and fixtures choices to ensure that they all align with the style set out in the mood boards, your budget, and any other functional requirements for the project.

Step 5.
Custom Design Solutions: I create custom design solutions tailored to your unique needs and preferences. This may include custom furniture pieces, built-in cabinetry, window treatments, and decorative elements that add personality and character to the space.

Step 6.
Once everything is approved, I get to work on all the documentation needed by the contractor to bring the design to life. This includes working drawings, schedules, and a site binder full of specifications

Step 7.
Project Management & Execution: I can oversee the implementation of the design plan, coordinating with contractors, vendors, and other tradespeople to ensure that the project stays on schedule and within budget. This phase largely takes place behind the scenes while you are going about your daily life. Your time is valuable, and knowing that I am handling all of the aspects of executing the design plan is a major part of the value that I bring to your project. Purchases will be ordered, tracked, received and inspected, and delivery times scheduled, all while construction is underway. I will visit the job site regularly to ensure the trades are following the construction documents and that the level of quality is being met. I will update you on the project process along the way.

Step 8.
Reveal: Finally, the part we’ve all been waiting for! I’ll walk you through each space together pointing out all the features of the design, and ensuring it’s all in perfect order. During this step, I will also look out for deficiencies. Once all deficiencies are made known to each trade, I’ll send over the final invoice for payment.
