We have been working with Effect Home Builders going on a few years now and are always amazed and excited when new plans come into our office for our staff at Waygood's Kitchens Inc to review. From the moment we receive plans and have our first sit down design consultation with Effect's in house designer/project manager, Sydney Bond, the level of detail and intricate planning is present. This level of detail and planning does not stop here, the pride taken throughout every step of the build is second to none. The idea of building a custom home is daunting and nerve-wracking, as generally what you hear are people's horror stories of working with shoddy builders. When we embarked on the process of building our dream home, we were nervous, and we wanted to make sure we did our due diligence to prevent any issues from occurring down the road.

Effect Homes stood out from other companies that we had researched because of their green building practices, reputation, and overall willingness to discuss our plans and address all of our questions and concerns. When we first met with Les, we could tell that he was genuine and sincere, and that as a company they truly care about building quality homes. We met several times with Les and Dale prior to proceeding with the project, and they were always patient and willing to provide any information we needed.

From a budget perspective, they were honest and up front. There were no surprises, and any changes that we requested throughout the process were always outlined on paper with a dollar amount provided so that we knew exactly what we were paying for.

The building process was fairly seamless, any issues that came up were dealt with promptly by Dave and Will. Effect was respectful to our neighbors, which is important with infills in mature neighborhoods. We were provided access to the home upon request, and we felt included throughout the entire process. Sydney proved to be invaluable during the selection process; even though we had a very clear idea of what we wanted. We quickly realized how overwhelming it can be with so many different options for flooring, fixtures and other design elements available. Sydney helped us narrow our focus and ultimately select products that aligned with our vision and budget.

We have now been in our home for just over 6 months, and we could not be happier. The quality and workmanship are evident to us and everyone who has come to our home. Although we plan for this to be our forever home, if in the future we decide to build again, we would definitely choose Effect Homes. More...

After 10 years of planning and research, my wife and I learned that the single most important decision we would make about building our dream home was the choice of builder to make that dream come true.

From the first meeting in November of 2012 through to the completion of our new home at Aspen Acres in August of 2014, the management and staff at Effect Home Builders demonstrated time and again their singular focus on excellence in every aspect of their service and product delivery.

They have an excellent network of quality professionals and service providers that provided us with everything we needed to design our home, to achieve our energy efficient goals and objectives and to have a finished product that truly represents our dream come true.

As our Project Manager they demonstrated the highest level of care and concern for our budgetary requirements. When choices had to be made they provided the information we needed to understand what choice was a best fit for our needs.

Effect Homes Ltd. is an R2000 certified builder and is actively involved in the promotion and construction of energy efficient homes and buildings. There are many builders and most will sell you whatever you want at whatever price you are willing to pay; there only a handful of builders in any given marketplace who have the passion, knowledge and expertise to deliver on energy efficiency competently - Effect Home Builders is one of those few companies in our region.

Our home was a "keep it simple stupid" passive solar home project with a defined and limited budget. What we ended up with a home that achieved Canada Energuide Platinum certification with a score of 93 at the same time as it embodied all of the custom home specifics to suit our personal tastes and living design choices.

It has been just over one year since we moved into our home. The after care and warranty service of Effect Home Builders is second to no-one. They dealt with the annual inspection efficiently and in a timely manner. We asked for assistance with a couple of items after-the-fact and they were there for us to get it done.

So the bottom line is the project came in on time, on budget and we have a beautiful custom home that is an award winning energy efficient home - could we have asked more? I don't think so. - We found you guys very personable and willing to answer all of our questions regarding our house plans, finishing details and costs. In the initial meetings we really appreciated that you understood our plans and what we wanted. We did not get that from other builders who wanted us to change the plan to suit them. We got a good vibe from you and felt like we could work with you and you with us. It didn’t hurt that Katherine Ball gave you a ringing endorsement

During the build:
There were no hidden costs. Effect was very upfront in calculating the cost when we requested a change.

We were always kept in the loop and knew what was happening at each stage of the build and what we were responsible to do or to provide. There were no surprises. Someone was always available to answer our questions and our concerns were dealt with very quickly. We appreciate that we were given frequent access to the site to check on progress. During each visit we found the all the trades welcoming and willing to answer any questions that we had. It seemed to us that Effect selected quality trades and we were pleased with their work.

During the week prior to move-in, the Effect employees who were on site went out of their way to help move the appliances into the kitchen when the movers we had contracted to do the work, turned out to be useless.

Considering all of the horror stories we have heard from friends and family about building a house we can say we did NOT have that experience. We enjoyed the build process with Effect and would do it again. We have a fantastic house!

After the build:
After living in the house for a while Effect was willing to come out and address any deficiencies even after the one year house warranty ended.
We are proud of our home and when Effect asks for professional photographs and testimonials, it is obvious they take great pride in their work. We believe they want to show off our house as an example of their workmanship. More...

We had to replace the whole hardwood floor on the main floor of our house (formal room, dining area and kitchen), the kitchen island and the lower cabinets due to water damage that we had in the kitchen. For consistency, we decided to replace the upper cabinets as well, and the hardwood floor on the stairs with the new hardwood floor. In the end we replaced the backsplash in the kitchen as well. So we had a big job in front of us.

We contracted Effect Home Builders for all this work, and we cannot emphasize enough the quality of the service that we received from them. Their professionalism was outstanding, starting from the first assessment of the work to be done in the house to the final result. Their estimate was very comprehensive and clear, no hidden surprises, and it showed every detail of the work to be done. We found the estimate to be absolutely fair for the quality of the work that we wanted them to do in our house (high-end quality). We appreciated very much the professionalism of the trades the Effect Home Builders recommended to us to do the work in our house, they were completely non-intrusive, very respectful and they would listen to all our ideas and comments that we would have, and they were happy to accommodate.

As well we appreciated the care Effect Home Builders took in handling our grand piano, which had to be removed from the house throughout the duration of the work. We recommended the company that we wanted them to use in moving the piano out and bringing it back in, and Effect Home Builders were happy to accommodate us. As well when the piano movers brought the piano back in the house, the piano was placed to our exact specifications that we left with Effect Home Builders.

Another aspect that impressed us was the quality of the follow ups Effect Home Builders did from the beginning to the end. We knew all the time which is the next step in the process, how it was going to be done, and as well we received very accurate time lines when these steps were supposed to be done. We were absolutely very happy of not feeling left in the dark during the whole process.

Even when they were about to finish the work in our house and we decided to change the range-hood to a new one, because we did not like how the old range-hood looked with the new look of our kitchen, Effect Home Builders happily accommodated us. We were absolutely very happy that they changed it, as the new range-hood looks fantastic.

Through this testimony we want to thank Effect Home Builders for everything they did for us in our house, and the very respectful way with which they treated us. We’ve lived in our Effect Built home for over seven years now. We love our house. It’s everything we were promised – warm, energy efficient and attractive.

The experience of building with Effect was phenomenal. From the beginning we were given clear instructions about what decisions the builders needed and when. Consequently, the work proceeded on time and we moved in to our new house 10 months after our old house was knocked down.

Effect understands the nature of building in mature neighbourhoods. They preserved as many trees as they could and even worked around our existing garage. The worksite was clean and respectful and considerate of our neighbours.

The finished product is more beautiful than we had imagined. The workmanship in the window casings and door frames always draws compliments from visitors. The house is warm, energy efficient and, seven years on, has required virtually no maintenance.

Over the course of building our home we got to know Les, Dale and Dave very well. These are builders with integrity. They take pride in their work and demand that same level of craftsmanship from all the sub-trades. We have never had trouble reaching them - they always returned our calls and answered our questions in a timely manner. Our home was finished on time and on budget – no surprises.

We are extremely happy with our Effect built home.

Since we moved in, we have thoroughly enjoyed living in our comfortable and energy efficient new home. We feel it was one of the best decisions we ever made when we chose your company to build it.

Every part of the creative process was done very professionally, with honesty, integrity, and credibility. During the construction we observed a unique model where Effect Home Builders employs the core workers full time, securing constant quality. There are other builders who hire construction crews for projects only, so there is a high level of fluctuation and inconsistent quality issues with these temporary crews.

Our project manager, Dave Brettelle, provided us with the best customer service and friendly advice. He was always available to us whenever we had any questions or concerns.

In 2010, Inertia designed a house for a young couple in Edmonton. They asked for a small house with a tight building envelope on a unique lot they had found near Mill Creek Ravine Park.
