KPM has been managing the condominiums I own for over a year and have done a very professional job. Through the pandemic there were amazing and managed both tenant and landlord needs very well. I have had no issues with rental collection or substantial tenant issues which in my eyes says a lot about the job they are doing. Their property managers and accountants are diligent and timely. I love the people I work with the most.... We're focused on creating the best place in the world to work in property management, which attracts the best people. It's fun to design a great place to work. I love teaching owners how property management works in BC and seeing the peace of mind they get from knowing how it works, what's going on, and that it's all taken care of.

The industry has a lack of education in this sector. We focus on helping set up rental divisions for brokerages and train the realtors and licensees in the industry so they can also do their jobs better for their investor clients.

There a many property managers to choose from. The clients we have and the people we talk to on the phone often comment about our profound knowledge of property management. We have been marketing and managing property for a long time! And not just in Vancouver! We have also invested in and managed my properties globally so I see the challenges from both sides.

Following the pandemic, we feel we have increased our use of the digital world. Anything is possible even remote management.

All protocols are taken seriously and diligently followed.

Services

In our first meeting, whether in person, by phone, or virtually, we meet the Owner and tell them about our team and services.
The Owner advises us on their goals... are they in town... out of town... preferences... communication, etc.
We find out about any concerns they have.
Next, we discuss the property... tenanted or vacant... marketability, and condition.
We'll then assess our ability to achieve the Owner's goals which is most important to us.
If it's a fit, we walk them through the tools we have that will make their life easy and the next steps, tenant management, reporting, etc.
We collect proof of ownership, we'll review and sign a property management agreement (PMA) and collect keys and fobs, then start onboarding and marketing!

The Owner provides a void check for remittance, then we start marketing.

We have been managing rentals for a long time.
We understand market trends and rental marketing platforms, and figuring out how to market the property in a way that will attract the right tenant who will see the most value in it and pay for it.
We position the property as professionally managed on
multiple platforms to attract high-quality tenants.

Once we have pre-screened the inquiries, we arrange an in-person viewing, including pets if applicable/and whenever possible.
At the viewing, Answer all tenant questions we explain building and property rules, their tenant portal, our maintenance request process, and the application process which requires all adult applicants to make individual applications and to be jointly and severally responsible for the lease.
We also ensure they understand that the owner (you) is ultimately in charge.
All applications are reviewed and applicants are ranked.
The in-depth screening involves the current landlord checks and employment verification
If self-employed, we request further verification and proof of income
Credit scores and checks are made and pay stubs and relevant documentation.
Tenants names are further researched on social media, etc
Once this is done we discuss and review the files with the Owner for the final approval of the Tenants.

We have a strict screening process which we take very seriously.
We place the right tenant, not the first tenant.
This makes our job easier in the long run so we're completely aligned with our property owners in this way.

Once the application is confirmed and approved by the Owner the lease is drafted to protect the anonymity of the owner.
We explain the property rules to the Tenant again and review the lease documents.
For the owner's protection, we have a multi-page addendum attached to the lease adhering to the care and maintenance of the property and payments of rent, etc.

We enter the lease within 24 hours and collect the damage deposit immediately upon signing.
If applicable we complete the pet agreement and strata Form K and collect a copy of the move-in fee receipt.

The tenant then books a move-in condition inspection where we complete a thorough report.
We ensure applicable move-in fees are paid, rent is collected and the tenants have adequate insurance before the release of the keys.

A Licensed Property Manager attends the condition inspection, the property is inspected and the Move-In Inspection Report is signed by the LPM and the tenant. This is important as this is also used and cross-referenced at the move-out inspection.
The report is then sent to the owner and loaded onto the Tenant Portal for reference at any time during the tenancy.
A copy of the Tenant’s insurance and move-in fee receipt is requested before the key handover.
The tenant takes over hydro, Internet, heating, h/w, gas, etc, and books the elevator with the strata if applicable.
The rent is set to be deducted monthly and automatically.

Periodic property inspections are conducted a minimum of once per year. more if we are doing maintenance.
Tenant inquiries are answered promptly. Maintenance or repair issues are carefully screened and managed through the tenant's portal. The owner will have access to the maintenance requests and will authorize items before we proceed with the work.
We promote a healthy conflict resolution with the tenant and ensure we are approachable about any issue regarding their tenancy.
Rent collection is on the 1st of every month. Annual rent increases are discussed with the owner and issued as per the RTA.
Owner questions are promptly answered by our team
Reporting to the owner would include, inspection results maintenance activity, monthly ledgers, rental payments, notice to vacate, and any other issues.
Strata notices are sent and discussed with the tenant.
