Simon-Pierre Tremblay, nous a aidé à trouver la maison qui conviendrait à notre petite famille. Depuis mars 2023, nous allons visiter des maisons, il est très présent et a l’écoute des besoins de ces clients, après un été de pause de recherche, nous lui avons réécris en septembre 2023, et nous avons trouvé notre maison accompagné d’un courtier très professionnel! Leasing

Tenant Screening and Selection
Perform a background check to verify identity, income, credit history, rental history, etc.
Grade tenant according to predefined tenant criteria
Inform tenants who were turned down
Tenant Move-In

Draw up a leasing agreement
Confirm move-in date with tenant
Review lease guidelines with tenant regarding things like rental payment terms and required property maintenance
Ensure all agreements have been properly executed
Perform the detailed move-in inspection with the tenant and have tenants sign a report verifying the condition of the property prior to move-in.
Collect the first month’s rent


Market the property for rent

Prepare unit/home/condo for rent
Clean home and optimize interior appeal
Create ads tailored to the property and advertising medium. Some of the mediums commonly used are:
Paid and free rental listing websites
- Signs
- MLS
- Facebook Marketplace
- Work with other leasing agents to find a tenant
Field calls from prospects for questions and viewings
Meet prospective tenants for showings throughout the week and weekend.
Provide prospective tenants with rental applications that are legally compliant with fair housing laws



Services Offer & Fees (for +12 months management)

Set-up fee
Setting up a new account. = 300$ per property.
It makes no difference if the unit is occupied or not.

Management fee

Management fee = 8% of monthly rent per unit

Rent collection

Receiving rent
Hunting down late payments
Sending out pay or quit notices
Enforcing late fees
Tenant Move Out

Inspect the unit and fill out a report on the property's condition when the client moves out
Provide tenant with a copy as well as estimated damages
Return the balance of the security deposit to the tenant
Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.
Clean unit and perform needed repairs or upgrades
Re-key the locks
Put the property back on the market for rent


Lease renewals

Lease renewals notice fee = 170$


Maintenance fees

We will contact you with an estimate before performing repairs over a pre-defined amount of 200$

Additionally, this notification may be waived during "emergencies", such as a broken water pipe.

We have a network of contractors and handymen

For larger remodeling/upgrade projects, we’ll oversee the work that is done

Maintenance, Repairs, and Remodeling

Establish a preventative maintenance policy to identify and deal with repair needs
Provide a network of licensed, bonded, and fully insured contractors who have been vetted for good pricing and good work that is up to code.
Assign jobs to different parties (handypersons, and professional contractors) based on who will do the best job for the best price.
Maintain outdoor areas (we’ll find you an independent contractor)
Leaf and snow removal (we’ll see you as an independent contractor)
Landscaping (we’ll see you and an independent contractor)
Removing trash and debris (we’ll find you an independent contractor)
More extensive renovation or rehab projects (we’ll find you an independent contractor)
Provide recommendations on how the project can maximize rental income.
Prepare preliminary cost estimates
Get multiple independent bids for the work
Act as general contractor overseeing the work


Eviction fee

For serving notices, dealing with attorneys, court appearances, evictions, etc.

The flat fee for the whole eviction process is = 550$ (plus court costs).

Evictions

Filing relevant paperwork to initiate and complete an unlawful detainer action
Representing owner in court
Coordinating with law enforcement to remove tenants and tenants’ possessions from unit


Unpaid invoice fee

Unpaid invoice fee = 1.5% that is added each month to all unpaid invoices that are past due.

Working for sellers:
Listing homes for sale on the local, MLS, Multiple Listing Service

Sharing the brokerage listings with other MLS broker members to get buyers to the property

Sharing the listing commission with successful buyer brokers

Advising the home seller in preparing their home for listing and showings

Supervising showing, report to sellers results and feedback

Submitting any offers to the seller for consideration

Helping the seller negotiate offers to try and execute a purchase contract with a buyer

Working on the seller's behalf in coordinating the transaction process

Delivering and explain documents, disclosures and transaction items

Working with the seller through the closing and their move-out from the home

Working with buyers:
Helping buyers locate all properties in their desired area in their price range and meeting their criteria

Coordinating and helping buyers to visit and view properties

When a decision is made to attempt a purchase, helping the buyer craft their initial offer and purchase agreement

Working with the buyer on their behalf in negotiations with the seller through their agent/broker

Once a purchase contract is executed, coordinating the transaction process on the buyer side

Delivering and explaining documents in the transaction process

Coordinating inspections, reports and repair negotiations
