How can someone tell if their Garage is suitable for conversion?
For a garage to be converted into a habitable space:
1. The floor should be waterproof (ie. 85mm thick concrete on a damp proof membrane and at least 150mm above the exterior ground level).
2. The roof structure should be strong enough to accept a ceiling with glass wool insulation (regular trusses at maximum 1050mm spacings).
3. The roof cladding should be installed at the correct angle to prevent leakages (5° for sheet metal, 17.5° for concrete tiles).
4. The walls should be at least 140mm thick brickwork or similar on approved concrete foundations.
5. The window surface area should be at least 10% of the floor area for natural lighting, and the openable sections of the windows should be at least 5% of the floor area of ventilation.
6. It should also be located close to the existing soil pipe and water pipe if you want to add sanitary fixtures.
7. Similarly, being located close to the electrical distribution board will help reduce costs.
If you wish to convert your garage into a second dwelling (ie. flat or garden cottage), consultation with the local authority will be required for permission.

For plan submissions outside of Bloemfontein, you need to procure the services of a council runner which we will liaise with.
