If you just need somebody to find you short-term tenants and collect rent, they might be OK - as owners and managers of student housing, that's their specialty. Their own student residences take precedence over paying owners/clients. Financial statements are cryptic at best - they assume the team talked to you about the items on the statements, but that is rare. That is just one aspect of their terrible communications with owners. If you have any sort of maintenance or property issue, need painting between tenants or anything like that, good luck. They will pay their preferred contractors with your money to maintain their relationship with those contractors regardless of how poor or incomplete the job is, and then charge you a transaction fee on top of that. We have used Wolverine P.M. for 4 years and as a result, we haven't had to deal with any issues. They handle all interaction with the tenants and resolve all problems. If a tenant leaves, they find another tenant on auto-pilot. We just receive the net rent automatically deposited in our account each month. In my mind, things have changed from "having a property" to "having an income stream" (and without the hassles). It was a great decision to have Wolverine manage the property. More...

Wolverine property management streamlined my rental property experience for me. While working full time and managing my property seems easy they made the process very efficient for me and my tenant.

Although we have had some problematic tenants, Doug and Rob have been there to take our calls, and keep us apprised of the situation. Communication was good from them to us letting us know what is going on, and what we can expect. Have enjoyed working with them. They currently manage 4 properties for us. More...
