Currently renting from them and they have been in owner ship of our unit for 3 years and refuse to do maintenance found a dead mouse in the hallway mouse poop all through out my unit mold you name it they are slum lords and I hope they get what’s coming to them because they don’t deserve anyone’s business bunch of scam artists!

I moved to R&B Properties over a year ago after extensive conversations with owner Randy Dalton about the issues with my previous PM to ensure the fit was right. The first 7-8 months everything was going well, rent was being collected bills were being paid, questions were being answered, zero issues and I was actually quite happy with R&B. Around December 2022 things started to take a turn for the worse, bills stopped being paid, inquiries stopped being answered and I was left with no idea what was happening with my property. I started getting notices from utility companies of bills not being paid so I started forwarding the bills to the “accountant” asking if the bills had been paid. I sent an email a week for 4 weeks, all went unanswered. Each time I had to email 3-4 times before even getting a response (if one was received at all). After noticing issues (non-payment of utilities, no response from my emails regarding questions of my property, poor communication to changes at R&B) I reached out to Edna (Randy’s assistant) to set up a call with him as per his instructions during onboarding (either text him, however he was not responding or call Edna to set up a call). I scheduled 4 separate calls all on the same issues and all 4 were cancelled by Randy with no explanation or notice and no attention to the reasons these calls were set up. Without getting answers I only received accusations of micromanagement (if a response was received at all) despite not getting a single answer as to the state of my property. He blew me off for over 2 months at which point my husband took over trying to reach out due to my mounting frustration with R&B and Randy ignored all his requests too. After 2 months of no response from R&B we decided if Randy did not reach out by the 1 year mark of our agreement (which was April 8, 2023, over 1.5 months away at this time) we would serve notice of termination. This date came and went and notice was served per our agreement at 60 days’ notice. After notice was served, R&B was supposed to manage the property until June 8th per our agreement however the first week of May I received notice that R&B had still not paid 3 hydro bills and 2 gas bills (all past due despite 4 email follow-ups dating back 4-6 weeks). As the accounts were so far overdue I called (blocking my number) and spoke to Edna (Randy’s assistant) who when I said my name pretended it wasn’t her and transferred me to “Edna’s” voicemail. She isn’t too bright obviously as she has a very identifiable voice, which made it quite clear she was advised not to speak to me. I then called Grace (in accounting) and she was nice and apologetic but it was obvious she had been told not to talk to me. She told me Randy said he would talk to me weeks ago when I first raised the issues and she was surprised that hadn’t happened. I then called Ariana (the person responsible for actually paying the bills) who proceeded to hang up on me mid-sentence, it was right then that I decided this would be their last day. R&B was terminated earlier than the agreed upon termination due to negligence & I paid another PM to clean up their mess, knowingly double paying to honour my agreement with R&B. Honouring the terms of our agreement seems to be something only I am willing to do as Randy wants to make his own rules on the fly. When I asked questions about my statements I received a text from Randy that stated “Please note that going forward R&B will be charging for any administration time spent to answer your questions. If a legitimate error is found, of course we will not charge that time to respond, research or fix the error”. I protested this as it was not a term laid out in our agreement but received no response and was billed regardless, when I tried to protest this fee and I was told by Randy “I guess we are at a stalemate then as I will not be doing any further work for you except at my billable rate of $200/hour...”. R&B also illegally withheld collected rent (from April/May) for months until Sept 30 after receiving threats of lawsuit from our lawyer. More...

Randy helped me out of a terrible situation about 8 years ago. The previous manager was taking advantage of me as an out of town investor. 8 years later, this property has been operating very smoothly. You might find the occasional company who may be lower priced, but you need to consider service. I will gladly pay for services that I can trust and remove my headaches. One of my tenants of nearly 6 years finally moved out. There were some repairs and maintenance to be made. These were done quickly so that we can have this back on the market quickly as well.
