Property Management
Here is a brief summary of our fees and services.
We charge a one time placement fee of 25%-50% of 1 months rent, depending on which level of service you choose. This fee is NOT charged up front. This placement fee covers advertising, showing, and background check costs and there are no other hidden fees. We would conduct all viewings and necessary background/credit checks. We will complete the required condition inspection and lease agreement and as a personal touch we include a small gift to your tenant to feel welcomed into their new home.
We are so confident that we will select the right tenant for you that we are willing to guarantee your rent. Our screening process is as follows;
1. Job verification
2. Income verification
3. Canada wide criminal record check
4. Previous landlord reference
5. Personal interview
Once a tenant is placed, we charge 8% of the rent. What this gets you is the following.
1. Rent collection, we 100% guarantee your payment on the 1st or other preffered date regardless if the tenant is late paying or not. This payment is made to you as an automatic deposit directly into the account of your choice. If you prefer a different method of payment (cheque or e-transfer) we can arrange that also.
2. We are on call 24/7 to your tenants to solve any problems and fulfull your obligations to them as a landlord. We have in house repairmen & contractors, who respond to calls immediately should an issue arise.
3. Once per year, or more frequent at your request, we will conduct an on site inspection to verify the condition of your suite.
4. We provide an annual financial report to you outlining the performance of your suite, with an analysis of where we can add further income.
Rent Payment Guarantee
We offer a 100% rent payment guarantee for any tenant we place for all full management agreements.
What does this mean?
We will pay you regardless if the tenant is late paying or doesn't pay.
We want to show you how commited we are to placing only the best quality tenants in your property that we guarantee payment.
