Q&As

One of the first question that comes to mind, is it attached? Most municipalities are starting to allow accessory dwellings, but most still want to see additional dwelling units contained within the main dwelling.

If it is attached and being used as part of the primary residents, the next question is, “how do you intend on heating the space?”

Something to consider also is plumbing. If the space is being utilized for a bathroom or kitchen or laundry, it may be necessary to break up the floor or elevate the subfloor.

The concrete can play a contributing factor as well. It is not uncommon that a frost protection needs to be installed outside the garage if it was not a heated space before.

Something also to consider, if the space is an additional bedroom or bathroom and you are on a septic, it may require an upgrade if your sewage system.

In most other cases, utilizing an attached garage as living space is not a problem.

Like any renovation, the process starts with a design. Once drawings are complete, an application can be made for a building permit. Once a building permit is acquired, it is the same steps as any other renovation:

Demolition,mechanical rough-in below subfloor, framing, rough-in Of mechanicals above subfloor, insulation, Drywall/finishing, flooring, fixtures, trim, touch ups.

The first place we have to start is at the bottom. What is holding the loft? Can the walls and footings take the additional live and dead loads?

Next, is the floor in the loft suitable for flooring or does it need additional reinforcement to carry the living space.

As additional criteria to think about: how is it going to be heated/cooled? How will you get heat/air conditioning up there?

Are you on a septic? If you are, will the space effect the flow rate needed for the additional living space.
