Could not recommend the Team at worth more! After being a renter for years I was very apprehensive to find a property management for my own property. From the get go Brae was fast, engaging and enthusiastic. My Property was rented fast, with everything handled, but also felt i had complete control. Once handed over to Amiee, nothing has changed. She's prompt to reply and is always easy and understanding to talk to.

I like that it’s dynamic. There’s strategy, communication, and a decent amount of problem-solving, which keeps things interesting. But what I genuinely enjoy most is the people. After 17 years in the industry, I’ve built long-standing relationships with landlords, tenants, and everyone in between.

I’ve been to clients’ weddings, birthdays, and family celebrations. I’ve worked alongside landlords as they’ve built their portfolios, and watched tenants transition into owners, and eventually become landlords themselves. That kind of continuity means a lot to me.

There’s a lot of negativity floating around in this industry, and yes, we deal with tough situations from time to time. But the overwhelming majority of people are decent. I like being in the middle of it all: keeping things moving, balancing competing needs, and quietly making sure the outcomes stack up for everyone involved.

While I’m not the owner of this agency, I’ve walked that road before. I founded and grew Canberra’s largest and highest-rated property management business before eventually selling it and returning to Brisbane at the beginning of 2025.

The driver for me has always been legacy. I wanted to prove that a property-management–only agency could be profitable, real, and respected and not just survive in a space dominated by full-service agencies, but actually lead it. That came full circle in 2020 when we were named Agency of the Year by the Real Estate Institute.

For me, it’s always been about raising the standard, and doing it without cutting corners or pretending to be something we're not..

Because I don’t phone it in. I’m across the details, I communicate properly, and I treat every property like it matters - because it does. I’ve been in this industry a long time, and I know how much smoother things run when you stay organised, keep people informed, and actually follow through.

I’m not trying to be everything to everyone. I focus on doing property management well, and I back that up with strong processes, good judgement, and a genuine interest in getting great results for my clients.

Yes; a large part of our work is already digital, and most of our clients are based elsewhere.

We handle everything from leasing campaigns to routine inspections and maintenance coordination without needing in-person meetings.

Statements, condition reports, photos, videos, and compliance docs are all shared online, and we keep communication clear and consistent throughout.

Whether you’re based interstate, overseas, or just prefer to keep things hands-off, we’re set up for it. It still gets done properly; you just don’t need to be in the middle of it all.

We made the practical changes early on; virtual tours, digital applications, contactless handovers; and we still offer those options where they’re helpful. But the day-to-day management has always remained hands-on. Covid didn’t change that.

Our focus was (and still is) on keeping things moving while staying accessible, available, and across the details; whether that’s in person or online. Most of the process is now streamlined digitally, but we’re still very much involved.

Every applicant undergoes a thorough screening process, with comprehensive reference checks: including employment, previous tenancy, and personal references.

Once this is complete, we provide you with detailed applicant information, allowing you to make the final approval with confidence.

At the start of each tenancy, we conduct a detailed Property Condition Report to create a thorough record of your property’s condition. Tenants are given the opportunity to review and provide comments on the report to ensure transparency and accuracy.

To maintain your property and mitigate potential risks, we carry out regular inspections, providing you with a detailed report after each visit. These inspections allow tenants to highlight any maintenance concerns while enabling us to ensure the property is being well cared for. These regular inspections are conducted every 17-weeks and, as the property owner, you are always welcome to attend these inspections.

Our Property Management team takes a proactive approach—logging, troubleshooting, and providing expert guidance on the best course of action to resolve any issues efficiently. In Queensland, tenants are required to pay rent in advance, meaning they pre-pay for the period they are about to occupy. While there is no legally defined or enforceable payment frequency, we encourage tenants to pay weekly to maintain consistent cash flow, enabling better budgeting and forecasting for upcoming expenses and owner payments.

We disburse rental funds to landlords twice a month, with payments made on the closest working day to the 15th and the last working day of each month.

While rental arrears are rare due to our rigorous tenant selection process, we maintain a zero-tolerance policy. However, we recognise that unforeseen circumstances can arise. In such cases, we adopt a collaborative and respectful approach to minimise any financial impact on the landlord. Should breach notices, Civil Tribunal proceedings, or possession processes be required, we manage these in full consultation with you, ensuring compliance and protecting any applicable insurance coverage.

As a complimentary service to our clients, you have the option to delegate all property-related outgoings to our Property Management team. We will manage, budget, and forecast these payments on your behalf, ensuring bills are paid on time and you remain compliant, avoiding any risk of default.

Our leases are prepared using Government and Industry Body-endorsed documentation, ensuring full compliance with residential tenancy legislation.

We actively track, monitor, and inform our clients about any legislative reforms or regulatory changes, keeping you up to date with evolving tenancy laws.

As part of our lease management service, we oversee the tracking and renewal of existing tenancies. At each lease interval, we conduct a comprehensive market review, assessing rental pricing and terms. This allows us to negotiate lease renewals, adjust pricing accordingly, or, if required, prepare the property for re-leasing should the tenant decide to vacate.

Our proactive approach ensures your investment remains legally compliant, competitively priced, and efficiently managed at all times.

We coordinate with tenants and the Residential Tenancies Authority to ensure that a compliant bond is held against the property at all times throughout the tenancy, in accordance with the lease agreement.

In the event of a tenant vacating, we manage all mediation, claims, and disputes on your behalf, keeping you fully informed and consulted throughout the process to ensure the best possible outcome.

We use Console Cloud software, giving you 24/7 access to a secure online portal where you can conveniently manage your property. Through this platform, you can access statements and invoices, track rental payments in real time, review all documentation associated with your property, and monitor the status of maintenance requests. This ensures full transparency, allowing you to stay informed and in control at all times, no matter where you are.
