I have been in the same home for over 20 years so this was the first time that I started looking for another property where we can move into. So, a dream property came up was so eager to purchase this house, made my offer however the owners wanted more. Since the price difference was quite large said to them that I will honor the price they were asking as long as I have the house inspected, as well the plans verified. Was going to use two different services to do this. Known Paulo as an architect so this is who was going to inspect the house plans. When connecting with him he said that now he has also qualified to be an International Home Inspector, so now one person could be used to do both. We agreed the costs involved and then waited for the report to be completed. Just a few days ago met with Paulo and we discussed the report he put together. Was so impressed with the details that he went into putting together a 32-page document. Was so happy that we decided to go to this route. Issues were found in the sectional title documents, incongruency with the architectural plans vs the builders plans, and the inspection of the home disclosed things that I would blindly go into if his services were not used. The dream home now started to look more like a possible nightmare, it would have costed me so much more money to get it fixed. Even the offer that I gave was more than the house was worth. Now with all this information that is available for me can honestly say that an informed decision can be made at least now I know what I am getting into or not depending on the meeting that will be held with owners. The document is thorough with findings, photographs as well as possible solutions to remedy the issues found. It even has estimated life span left for a particular concern. To think that going back into the market for a new home could have turned ugly, I would have regretted leaving the old one behind for at least I know my home. Our inspection and report do not constitute an appraisal, a listing of repairs needed, a guarantee, warranty, or insurance policy of any kind, express or implied, regarding the future use, operability, or suitability of the structure(s) or its components.

A home inspection is strictly performed on-site. On average, it can take up to four hours to conduct a full home inspection for an average sized house.

Home inspections can be considered a low-risk category. Home inspectors are not required to be in frequent and/or in close contact with other people who may be infected. I perform a home inspection alone and without being in close contact with anyone. Inspection observations are communicated from a distance.

The question of who is responsible for repairs or damages to a rental property is often disputed between landlords and tenants. A thorough inspection report is the most effective way to avoid disagreement.

Most home buyers and property investors are unable to understand architectural drawings (technical documentation).
Construction systems, elements and components, which may have been included in the off-plan sale agreement, are reviewed in relation to the built product.

We assist home owners with loss-related (buildings) insurance claims. I can quantify claims to ensure that you claim for an accurate and realistic amount.

​I provide homeowners with advice and guidance on the required compliance with the NBR. The level of advice, guidance and professional service is governed by the Code of Practice laid down by the South African Council for the Architectural Profession (SACAP).

I conduct a walk-through with a client who does not (at this point) want a full home inspection. A walk-through is less formal and does not require the inspector to adhere to the Standards of Practice or generate a written report. Observations about the property are communicated orally to the client.

The inspector and client perform a final assessment of the condition of the home just before the client and owner finalise the paperwork for the sale. Also noted may be items reported at the initial inspection as in need of repair or replacement by the seller.
If there is an agreement to leave or remove certain appliances, fixtures, or household articles, these can be confirmed, too. This checklist can also be used in place of a written report (if requested) for a Walk-Through Inspection (different from a Standard Home Inspection).

I perform annual Home Maintenance inspections.

A Move-In Certified® home has been pre-inspected, which means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety hazards. A Move-In Certified® Seller's Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected.

I use a FLIR Thermal Imaging Camera to quickly find hidden problems including locating air leaks, structural damp, plumbing and electrical issues, and other.
