The Parks what a nightmare of a place when it comes to admin. These people don’t care when it’s time to return your deposit, they are only responsive when you move in after that it all goes down. Very disappointing.

They will escalate your rent from R7000 to R11000 without no explanation. its a scam all the hidden charges if you want stress stay at the parks. Just read reviews If you looking for umjondolo then you at the right place. Their electricity metering system is as if you having permanent loadshedding on top of the loadshedding in winter nights we go through cold nights because their metre refuses to recharge. Very poor service at this place. I’ve stayed there for 3 years to know it all. The apartments are nice but the place is loud, dirty and not hygienic (the bins are always full and overflowing, creating a smell around the place and flies). The Restuarant is open to the public so expect to not sleep well on weekends (it’s always too loud and packed). The biometric access system for the Restuarant, the gym and pool hasn’t been working for a while so anyone in the complex can access those areas…all you need is a code to get into the complex. The electricity system is absolutely a rip off… you pay a decent amount for rent but at the end of the month all those costs add up. Parking is not allocated, so anyone can bump into your car and you will never know who they are or where they stay. You find your car crashed in the morning and no one is held accountable. Maintenance is not always available so keep copies of your emails where you report before moving out because they charge for every small thing even if you leave the apartment spotless. Load shedding is longer, some days you go 24hours without electricity because the region is under Diepsloot. They have beautiful play parks for play ground… We would randomly get notifications from their app that there’s someone visiting our unit meanwhile we didn’t give out any code, so codes would be used from our unit for random things like Uber or checkers??! when we reported it to security they say it’s an app fault!😱. So I’m not sure how safe that is. When you move out there’s plenty of charges from your deposit that are unnecessary, so if you are lucky you only get 60% of your deposit. We were charged for scuff marks that were not even visible, so they scam you when you check out. They also make it mandatory that they charge R450 for plumbing and R800 for cleaning from your deposit on the contract, so expect those charges if you are signing the contract. And forget about your deposit when you move out, as you will be charged a standard R450 for plumbing, which they can't justify. Having stayed there for a year and a half, I found this to be very convenient having a couple of play areas for my children, quite spacious, laundry, restaurant, recreation facilities and fast internet to wfh. It is true that Houss (esp senior management - not estate management) don't answer emails and thus appear not to care but I'll come back to that. The estate is well maintained. There is occasionally noise so if you are looking for a quiet location move away from the bottom units which are closer to the bar and restaurant. Security is fine except if you do want action on noise control you may find youself abusing the emergency function for them to come. In-house maintenance is really good. I have had them fix everything I've reported at no charge. The units are spacious and quite lovely. You may get a block where the residents are messy or appear 'fun loving' so by all means keep an eye out for your neighbors before they sign the lease. I moved out because of senior management acions or lack thereof. I had reported that wfh is critical for me and could they ensure there is more than 2 hours internet access during load shedding. I did not receive any response from them and sent about 3 emails. Estate management did try to help. This is surprisingly though because if you have stage 5 or greater load shedding you can get free entrance into the parks after 2 and a half hours of loadshedding since they can not validate you. It is also in their interest to have consistent internet for security reasons so it's shocking senior management didn't reply to these concerns. Parks is a pretty good place to stay at cost effective levels. I didnt mind the unimet charges as it was still better than what I was paying at Cape town.the place is convenient for a young adult or a young family if you get a quiet unit. All the best in your search. Oh, and expect to lose more than half of your deposit when you move out. My unit was perfect except for literally under 5 wall marks from bed and couches but I'm being charged more than 5k. More...

I’ve recently moved into The Parks and the process was seamless from the Agent (Thato) who was very informative and friendly to the move in process itself. There were a few issues when I initially moved in but that was sorted by maintenance within the first weeks of me moving in. There are great amenities like a gym and restaurant/bar and a boardroom with back up power in the event of loadshedding. The Electricity/hot water system was a bit tricky to understand but Thato explained it well and even afterwards, the unimet people also have a whatsapp platform where you can chat to them and they’ll assist with whatever you’re struggling with. How much you pay is based on how much you consume, I haven’t had any problem with it thus far. There is a great security system in place where visitors cannot access the property without your consent which is great. I have not had any noise issues out of the ordinary - obviously it’ll be a bit noisier on weekends but it’s nothing that’ll keep you up at night. I’ve been really happy so far :) More...

After endlessly searching for an upmarket, child friendly, lifestyle apartment that’s close to my workplace, a friend of mine recommended The Parks and forwarded one of the agents number to me. Thato has been such great help, he’s very attentive and informative. He has helped me throughout my application and moving in process. The services rendered to me were of high standards, from cleaning services to maintenance everything was attended to immediately. I don’t have a washing machine yet and the laundry service is to my convenience. My toilet had a minor leakage and has been attended to. Before you decide to rent at The Parks or any of the other HOUSS Estates, I'd advise you to do some research on the Unimet partnership they have. Although the estates are generally well kept, the facilities they have are nice and the security good, the system they use to manage electricity, hot & cold water is appalling. This place does not even deserve a 1 star rating. The worst trashy place to live in. Appalling management, unruly tenant's, dirty complex, unsafe and plenty of cockroaches. The Century Property Developments- HOUSS are scammers at The Parks Lifestyle Complex. You will never receive your deposit, they charge you nonsensical and ridiculous amounts. Even the agents complain about this company they work for stating that they don't get paid well, the landlord is indeed a scammer, so what more do you expect... I have lived at another Houss propertyand the process was so seamless with amazing management. Naturally I expected the same standard only to realize that things are completely different here. There are many many issues I ran into moving in but the most unacceptable is being moved into a filthy apartment with a blocked shower and stains in the bathrooms! I have been sending mails only to be ignored by even my own agent. I still haven't touched that shower and find it extremely unhygienic. There is an amount set aside on your contract for cleaning and amounts deductible from your deposit if anything is broken but clearly nothing happens after the out inspection.
